Hunter Oaks home sales in Quarter 4-2023 saw a 10% increase in both average and median home sale prices compared with the same quarter in 2022. Quarter-over-quarter, home sale prices declined slightly. The decline in sale prices could well be due to the price mix of listings sold in the Fourth Quarter. List to sale price ratio of 100.78% was flat year-over-year, but declined 1.34% quarter-over-quarter. Just four homes sold during Quarter 4-2023, down 20% from one year ago and down 50% from one quarter ago. For a neighborhood with close to 1,000 homes this is a drop in the bucket. Days on market declined to 10 days, which was a 67% increase from one year ago, but a 35 day decline from one quarter ago.
