Weddington Chase Home Sales Snapshots For 2024 & Each Quarter In 2024

 

Weddington Chase home sales in 2024 saw average and median home sale prices improve 9% and 10%, respectively, year-over-year. Days on market declined 56% to 11 compared with 2023.  The price per square foot rose 13% to $245 in 2024 from the prior year. Home sellers realized 101.3% in list to sale price ratio, which was unchanged from the same time frame one year ago.  13 properties sold in 2024, up 30% from one year ago. Year-over-year, the months supply of inventory declined 3.4% to less than half a month at 0.46 months. Despite the increase in inventory, with homes selling quickly, sale prices up, days on market down, and list to sale price ratio over 101%, Weddington Chase remained a home seller’s market in 2024.

Weddington Chase home sales in Q4-2024 saw average and median home sale prices improve 12% and 18%, respectively, compared with the same quarter one year ago.  Days on market declined 56% to 8.  The price per square foot rose 10% to $248 in Quarter 4-2024 compared with Quarter 4-2023. Home sellers realized 98.6% in list to sale price ratio, which was a 2% increase from the same time frame one year ago.  Five properties sold in Quarter 4-2024, up 67% from one year ago The months supply of inventory declined 49% to 1.2 months in the final quarter of 2024 compared with the same quarter one year. Despite the increase in inventory, with homes selling so quickly, sale prices up, days on market down, and list to sale price ratio up, it’s clear that Weddington Chase was a home seller’s market in Quarter 4-2024.
