Walnut Creek Single Family Home Sales Overview

Walnut Creek home sales in Quarter 2-2024 declined 14% to 32 homes compared with the same quarter one year ago. Compared with Q1-2024, home sales increased by two. The number of properties for sale in Q2-2024 was down 11% from Q2-2023. However, new listings improved 18% to 13 from one year ago.

Average home sale prices increased 4% from one year ago, while the median sale price was unchanged. Quarter-over-quarter, the average sale price increased  $10,000 while the median sale price decreased $23,000. The average price per square foot increased 5% to $201/square foot compared with the same quarter one year ago. Compared with the first quarter 2024, Walnut Creek single family homes saw a decline of $1/square foot.

The list to sale price ratio declined 1% to just over 100% in Q2-2024, year-over-year. However, the list to sale price ratio increased 0.54% quarter-over-quarter.

After increasing to 45 days on market in Q1-2024, the average days on market declined  to 13%. Year-over-year, average days on market declined 41%. Walnut Creek homes sold quickly in Q2-2024 by any measure.

With just 0.75 months supply of inventory, Walnut Creek single family homes remained in seller “territory” in the second quarter 2024, despite increasing 3% from the same quarter one year ago.

Walnut Creek Townhome Sales Overview

Walnut Creek saw five townhomes sell in Q2-2024, a 150% increase from the same quarter one year ago. However, compared with the most recent quarter ended March 31, 2024, sales were down 50%.

Both average and median home sale prices increased 2% from one year ago. Compared with Q1-2023, average sale price declined $7,000 and the medican sale price declined $10,000. The average price per square foot increased 10% to $171, year-over-year.

The list to sale price ratio increased 1% from the same quarter one year ago and 0.85% from one quarter ago.

Days on market declined 60% to just 12 days compared with Q2-2023. Average days on market also declined 30 days from the first quarter in 2024. By any measure, Walnut Creek townhomes sold quickly in Q2-2024.

The months supply of inventory in Walnut Creek declined 60% to just one month from one year ago. With 1.0 months of inventory, Walnut Creek townhomes remained in seller “territory” in Q2-2024.
