Somerset Home Sales Q2-2024 Update & Community Spotlight

 

Somerset home sales Q2-2024 saw average and median home sale prices increase 22% and 24%, respectively, compared with the same quarter one year ago. Price per square foot increased 7% to $252 year-over-year.

The number of homes sold in Somerset in Q2-2024 increased 50% to six compared with last year and also tripled compared with the most recent quarter ended March 31, 2024. Somerset Q2-2024 listings increased 50% from the same quarter one year ago. Somerset saw two new listings in Q2-2024 (unchanged compared to the year’s first quarter).

The Somerset Q2-2024 list to sale price ratio of just under 105% was unchanged compared with the same quarter one year ago, but increased almost 6% from one quarter ago. Somerset homes buyers saw few opportunities to negotiate on price in Q2-2024.

Days on market declined substantially in Somerset in Q2-2024 both year-over-year and quarter-over-quarter. DOM declined 95% to just two days from Q1-2024. Compared with one quarter ago, DOM declined 80 days. 

The months supply of inventory of one month kept Somerset home sales in Q2-2024 in home seller “territory,”  declining from 2.5 months one year ago.
