Somerset home sales Q1-2024 saw average and median home sale prices increase 21% and 22%, respectively, compared with the same quarter one year ago. In 2024, the average home price was $115,000 higher than in the same time frame one year ago; the median sale price was $120,000 higher. Price per square foot increased 4% to $234 year-over-year. The list to sale price ratio was relatively flat at 98.66% compared with the same quarter one year ago. Just two homes sold in Quarter 1-2024. Days on market increased substantially to 81 days from 46 days one year ago. Despite the higher days on market, the months supply of inventory at 2.5 months kept Somerset home sales in Q1-2024 in home seller “territory.”
