Lawson Home Sales Snapshots For 2024 & Each Quarter In 2024
Lawson average home sale price increased 13% year-over-year in 2024, while the median home sale price increased 10%. Price per square foot averaged $212, up 6% versus 2023. List to sale price ratio of 100.1% was unchanged from one year ago. Days on market increased 5% to 23 days in 2024 versus 2023. Despite the increase, 23 days on market are a quick turnover of homes for sale. The number of properties sold in 2024 was 45, up 7% from the previous year. For a neighborhood with more than 765 homes, 45 properties represented only 6% of total inventory. Lawson’s months supply of inventory of 0.2 months was a 5% increase from 2023. At this level of inventory, there’s no question that Lawson remained in home seller “territory” in 2024.
LAWSON 2024 HOME SALES
Lawson average and median home sale price both declined 16% compared with the fourth quarter one year ago. Price per square foot averaged $190, down 9% versus the same quarter in 2023. List to sale price ratio of 97% declined 4% from the same quarter in 2023. Days on market increased significantly to 68 days from the same quarter one year ago. The number of properties sold in Q4-2024 was six, unchanged from Q4-2023. For a neighborhood with more than 765 homes, six properties sold in an entire quarter is a drop in the bucket. Lawson’s months supply of inventory of 1.5 months was a 13% increase from the same quarter in 2023. At this level of inventory, there’s no question that Lawson remained in home seller “territory” in Quarter 4-2024.

What Style of Homes Will You Find In Lawson?
One of the larger subdivisions in Waxhaw with 600+ homes, Lawson homes range in price from the high $300,000’s to the mid $900,000’s. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger lots, as well.
Lawson builders included Mattamy, Lennar, Shea Homes, Orleans, Ryland, St. Lawrence, and Pulte, providing a wide variety of home styles. In other words… something for everyone… from first time buyers to empty-nesters to young families, to move-up home buyers looking for luxury homes.

The Lawson neighborhood is located off of Cuthbertson Road close to Cureton, another high-demand neighborhood in this part of Waxhaw. Two more perennially popular neighborhoods are also minutes away: Quellin, just up the road, across Hwy 16, while Millbridge is minutes away across Kensington Parkway.

Lawson in Waxhaw, North Carolina is served by some of the most highly rated public schools in Charlotte metro area’s Union County, including the high demand New Town Elementary School, Cuthbertson Middle School, and Cuthbertson High School. Some Lawson elementary school children are assigned to the Waxhaw Elementary School. Check with Union County Public Schools for all the most current school assignments.
Also nearby are Central Academy of Technology and Arts and Union Day Charter School. With Union County school assignments subject to change from year to year, parents should verify all school assignments.

It is also located some 15 minutes from the heart of Charlotte’s upscale Ballantyne area which features two large outdoor shopping centers (Blakeney and Stonecrest) including grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Ballantyne Village is also easily accessible from Lawson. Lawson provides easy access to the Ballantyne Corporate Park, South Park, I-485, Matthews, Indian Land, Charlotte-Douglas Airport.
