Home Prices Up | List To Sale Price Ratio Up 

 

Lawson home sales in Quarter 1-2024 had a strong showing. Compared with the same quarter one year ago, average home sale price increased 26%, while the median home sale price increased 14%.  On a 12-month rolling average, median home sale prices were at their highest level in five years. Price per square foot averaged $210, up 17% versus the same quarter in 2023. List to sale price ratio of 100.77% in Quarter 1-2024 was up 4% from one year ago. Days on market declined 23% to 33 days from 43 days one year ago.  The number of properties sold declined year-over-year (-9%) to 10, but increased from six properties sold in the most recent quarter ended December 31, 2023. For a neighborhood with more than 765 homes, 10 properties sold is a drop in the bucket. Lawson’s months supply of inventory declined 2% in Quarter 1-2024 to under one month at 0.8 months.
