Hunter Oaks home sales Q3-2024 saw an increase in both average and median home sale prices compared with the same quarter in 2023. Average and median home sale prices declined from the most recent quarter ended June 30, 2024, part of which could well be due to the price mix of homes sold in the most recent quarter. The price per square foot increased 1% to $234 from Quarter 3-2023.
The list to sale price ratio declined 1% year-over-year and declined 3.1% quarter-over-quarter to 101%. Despite the decline, Hunter Oaks home buyers did not see many opportunities to negotiate on sale price in Q3-2024.
The number of properties sold declined 25% to six compared with the same quarter one year ago and declined 50% from one quarter ago. Hunter Oaks saw four new listings in Q3-2024, a 100% increase from one year ago. The number of properties for sale increased 25% year-over-year to 10.
Despite the increase in the number of properties for sale, the months supply of inventory in Q3-2024 remained low at 1.67 months. Hunter Oaks remained in home seller “territory” in Q3-2024.
While days on market (DOM) declined 91% to just four from the same quarter one year ago. Days on market declined by six days from the most recent quarter ended June 30, 2024.
