Crismark home sales Q2-2024 saw both the average and median home sale prices increase compared with Q2-2023. The median sale price was up 23%. The average price per square foot at $207 increased 10% year-over-year.
Just five Crismark homes sold in Quarter 2-2024, down 50% compared with Q2-2023 and unchanged from the first quarter of 2024. Crismark is a neighborhood with some 900 homes, so five closed sales in an entire quarter are just a drop in the bucket. Crismark neighborhood saw just eight properties for sale in Q2-2024, three of which were new listings. Low inventory is keeping home prices up.
Days on market declined 27% to eight days in Q2-2024. Days on market also declined by 40 days from the most recent quarter ended March 31, 2024.
At 101%, the list to sale price ratio increased 1% year-over-year and provided provided no real opportunity for Crismark home buyers to negotiate on price.
With 1.6 months supply of inventory, Crismark remained in home seller “territory” in Q2-2024.

CRISMARK: A NEIGHBORHOOD WITH SOMETHING FOR EVERYONE:
Crismark neighborhood residents enjoy two pools and clubhouses, tennis courts, a soccer field, walking trails, and playground–a country club lifestyle without the country club cost.
One of the largest neighborhoods in Indian Trail with about 900 homes, Crismark homes range in price from the low $400,000’s to the $600,000’s. Homes range in size from under 1,800 square feet to 4,000 square feet and feature three bedrooms up to six bedrooms. In other words… something for everyone from first time buyers to empty nesters to young families.
The average age of recently sold homes in the community is 15-16 years, with some of the sold homes built as early as 2002 and others as recently as 2015. Builders in the community included a mix of both production and custom builders: Cambridge Homes, Eastwood, Edwards Construction, Dublin Homes, Westport Homes. Bonterra Builders developed the Enclave section of Crismark where home prices range from the low $500,000’s to the $700,000’s.

Schools attended by Crismark children include the highly rated Hemby Bridge Elementary School, Porter Ridge Middle School, and Porter Ridge High School. Did you know that Indian Trail’s Porter Ridge Middle School was ranked in 2023 in the top 20 middle schools in the Charlotte metro area?
