Walnut Creek Single Family Home Sales Overview

Walnut Creek home sales in Quarter 1-2024 declined 38% compared with the same quarter one year ago, declining to 30 sales from 48 sales. Average and median home sale prices increased 10% and 23%, respectively, year-over-year. The average sale price increased $43,000, while the median sale price increased $93,000. The average price per square foot increased 10% to $202/square foot. The list to sale price ratio of just under 100% essentially remained flat year-over-year, increasing about by half a percent. Days on market increased eight days in Q1-2024 from the same quarter one year ago. With just 0.53 months of inventory, Walnut Creek single family homes remained in seller “territory” in the first quarter 2024.

Walnut Creek saw 10 townhomes sell in Q1-2024, up from seven in the same quarter one year ago. Average and median home sale prices increased 5% and 6%, respectively. The average price per square foot increased 7% to $204 year-over-year. The list to sale price ratio remained essentially flat at just under 100%, increasing six-tenths of one percent. Days on market declined 37 days from the first quarter last year. With zero months of inventory, Walnut Creek townhomes remained in seller “territory” in Q1-2024.
