Waxhaw Real Estate March 2024 | What To Know Now
Waxhaw area real estate March 2024 saw average home sale prices increase both month-over-month and year-over-year. Median home sale price declined slightly from one month ago, but increased from March one year ago. Closed sales improved in March 2024 by 24% from the previous month, but declined 21.52% from March one year ago. The list to sale price ratio remained flat at just over 100+% month-over-month, but increased 1.17% from March one year ago. Average days on market declined a second consecutive month to 21 days in March 2024. Inventory of homes for sale was flat compared with one month ago, but was down 1.8% from one year ago. New listings increased a third consecutive month (up 38.75%) and were also higher compared with March one year ago (up 19.35%).
WAXHAW REAL ESTATE HIGHLIGHTS: MARCH 2024
WAXHAW HOME PRICES STRONG
The median sale price in March 2024 was $695,432, down 3.08% from $717,500 in the previous month of February. The median sale price was 9.52% higher than $635,000 in March one year ago. The median sale price in March 2024 was at its highest level compared with March 2023 and 2022.
The average sale price in March 2024 was $825,693 up 2.49% from $805,619 in the previous month of February 2024. The average sale price in March 2024 improved 13.91% from $724,860 in March one year ago. The average sale price in March 2024 was its highest compared with March 2023 and 2022.
Price per square foot was $246 in March 2024, down 1.2% from $249/square foot in February 2024 and increasing 12.33% from $219 in March one year ago.
WAXHAW HOMES LIST TO SALE PRICE RATIO REMAINED ABOVE 100+%
The March 2024 list to sale price ratio was 100.1% equal to that in the previous month of February and up from 98.93% in March one year ago. Waxhaw area buyers did not see big opportunities to negotiate on price in March or February 2024.
WAXHAW HOMES’ AVERAGE DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average days on market in March 2024 were 21 days, declining 15 days from 36 days in in the previous month. Compared with March 2023, average days on market decreased 20 days from 41 days. Compared with March 2022, average days on market were eight days higher in 2024.
WAXHAW SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Closed sales improved in March 2024 to 62, up 24% (50 sales) in the previous month and down 21.52% from March 2023 (79 sales). Compared with March 2022, this year saw 31 fewer closed sales.
WAXHAW HOUSING INVENTORY FLAT
Inventory of homes for sale in March 2024 stood at 327 properties, essentially flat compared with the prior month when inventory stood at 325 properties for sale. Inventory was 1.8% lower than in March one year ago (333 properties for sale). Inventory was higher compared with March 2022 (277 properties for sale).
NEW LISTINGS INCREASED A THIRD CONSECUTIVE MONTH
The number of new listings in March 2024 was 111, increasing 38.75% from 80 new listings in the previous month of February. New listings were 19.35% higher than the 93 new listings in March 2023. Compared with March 2022, new listings in 2024 were lower by nine properties.
