Waxhaw Real Estate June 2024 | What To Know Now

Waxhaw area real estate June 2024 saw the median home sale price increase from one month ago and one year ago. Sales improved in June 2024 by 19.1% from the previous month and were up a fifth consecutive month. The list to sale price ratio was just over 101% in June 2024, providing Waxhaw area home buyers minimal opportunity to negotiate on price. Average days on market remained below one month (22 days) for a fourth consecutive month.  Inventory of homes for sale increased a fifth consecutive month to its highest level in the past three years. New listings declined in June after five consecutive months of increases.  Months supply of inventory declined to 3.89 months and kept the Waxhaw area a home seller’s market, albeit close to being a balanced market.

WAXHAW HOME PRICES STRONG

The median sale price in June 2024 was $799,500, up 11.82% from $715,000 in the previous month of May. The median sale price was 5.89% higher than $755,000 in June one year ago. The median sale price in June 2024 was at its highest level compared June 2023 and 2022.

 

The average sale price in June 2024 was $891,914, down 7.72% from $966,575  in the previous month of May 2024. The average sale price in June 2024 was unchanged from June one year ago.  The average sale price in June 2024 was its highest compared with June 2023 and 2022.

 

Price per square foot was $255 in June 2024, up 2.41% from one month ago and increasing 8.05% from $236 in June one year ago. June’s average price per square foot was at its highest level in three years.

 

 

WAXHAW HOMES LIST TO SALE PRICE RATIO 

The June 2024 list to sale price ratio was 100.39%, flat compared with May 2024. June’s list to sale price ratio was down from 101.59% in June 2023. Waxhaw area buyers did not see significant opportunities to negotiate on price in June 2024.

 

 

WAXHAW HOMES AVERAGE DAYS ON MARKET BELOW ONE MONTH A FOURTH CONSECUTIVE MONTH

Average days on market in June 2024 were 22 days, unchanged from one month ago. Compared with June 2023, average days on market declined 3 days from 25 days. Compared with June 2022, average days on market were 14 days higher in 2024. 

 

 

WAXHAW SALES UP A FIFTH CONSECUTIVE MONTH

Sales improved in June 2024 to 106, up 19.1% from 89 sales in the previous month, but down 10.92% from June 2023 (119 sales). Nonetheless, June’s  sales in 2024 were at their highest level since June 2023. Compared with June 2022, the current year saw 32 fewer sales. 

 

 

WAXHAW HOUSING INVENTORY UP A FIFTH CONSECUTIVE MONTH

Inventory of homes for sale in June 2024 stood at 412 properties, up 5.37% from 391 properties for sale one month ago. Inventory was 30.79% higher than in June one year ago (315 properties for sale). Inventory was also higher compared with June 2022  (352 properties for sale).  Inventory in June 2024 was at its highest level in the past three years.

 

The months supply of inventory declined from 4.45 months in May to 3.89 months in June. At 3.89 months supply of inventory, the Waxhaw housing market is just under a balanced market, but still in home seller “territory.”

 

 

NEW LISTINGS DECLINED AFTER FIVE CONSECUTIVE MONTHS OF INCREASES

The number of new listings in June 2024 was 117, down 17.61% from 142 new listings one month ago.  New listings were 3.54% higher than the 113 new listings in June 2023. Compared with June 2022, new listings in 2024 were higher by 47 properties. New listings in June 2024 were at their second highest level since May 2023 which saw 127 new listings.
