Indian Trail real estate January 2020 includes the towns of Stallings, Hemby Bridge, and Lake Park in Union County in the 28079 zip code. With low inventory, low days on market, and higher home sale prices, Indian Trail area remained predominantly a seller’s market in January.
The Indian Trail area experienced increases in both average and median home sale prices in January 2020 compared with the same month in 2019. Average home prices increased 18.6% to $293,736, while median home prices increased 17.5% to $295,000 year-over-year. Price per square foot averaged $127, increasing 4.1% year-over-year.
The months supply of homes for sale dropped to 1.8 months (down from 2.5 months in January 2019). The months supply of homes also dropped month-over-month from 1.9 months in December 2019. Inventory of homes also dropped 22.2% compared with the same month one year ago.
New listings increased slightly in January — by 3.3% compared with the same time frame one year ago. Closed sales in January were flat year-over-year, while pending sales increased 30%.
Average days on market were 51 and median days on market were 17 (down 2 days year-over-year) in January. It’s clear that Indian Trail homes continue to sell quickly.
At a median selling price of 97.4% of list price, Indian Trail buyers should expect minimal room to negotiate, especially in Indian Trail’s hottest communities where the discount hovered around 99%.
