Thornhill Q1-2024 home sales improved significantly compared with the same quarter one year ago and also with the most recent quarter ended December 31, 2023. Year-over-year, average home sale price increased 35% to $778,000. The median sale price increased 37% to $785,000. The average price per square foot remained unchanged from one year ago. The list to sale price ratio also increased 4% to just under 102%. The average days on market declined from one year ago by 91% to just 5 days. Low inventory in Thornhill drove the much higher sale prices, the higher list to sale price ratio, and the very low days on market. In Quarter 1-2024, the months supply of inventory was just 0.8 months, declining 40% compared with the same quarter in 2023. For a neighborhood with 505 homes, five home sales in an entire quarter is just a drop in the proverbial bucket.

One of the most in-demand and sought-after neighborhoods in the Ballantyne area in south Charlotte since the late 1980’s, Thornhill is a beautiful neighborhood with 505 homes situated on tree-lined streets and surrounded by mature landscaping. Demand for Thornhill homes stems from its location in Ballantyne just off of Elm Lane across the street from the Stonecrest Shopping Center and the excellent schools that serve Thornhill’s children.
The 505 single family homes in Thornhill are primarily transitional-style two-story homes with three to four bedrooms + a two-car garage. There are also single story and 1.5 story homes, as well as a small number of homes with basements. Thornhill homes range in size from about just under 1,400 square feet to over 3,000 square feet. On average, homes are about 2,500 square feet. Homes are situated on lots ranging in size from .12 of an acre to just over one third of an acre. Homes in Thornhill were built from the late 1980’s until 1998. Median age of Thornhill homes is 28 years.

With archaeological evidence showing Native American habitation dating back 7,000 years, this site has been designated as a Historic Landmark by the Charlotte Historic Landmarks Commission.

All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. Also nearby are Trader Joe’s, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw. and so much more.
