The Retreat at Rayfield home sale prices improved in Q3-2024 after pulling back in the previous quarter. Average home price increased 10%; the median home sale price increased 4%. The average price per square foot declined 5% to $191 from the same quarter one year ago.

The list to sale price ratio remained flat at 99.9% compared with the Third Quarter 2023 and declined 0.4% from Q2-2024. Buyers are still not seeing much negotiating room for homes in The Retreat at Rayfield. 

While the number of homes sold in Q3-2024 was unchanged year-over-year, there was one additional sale quarter-over-quarter.  The number of properties for sale increased 25% to five from the same quarter one year ago. New listings were unchanged at three in Q3-2024 compared with the same quarter one year ago.

Days on market declined 56% to 11 days from the same quarter last year and declined 16 days from one quarter ago. 

The 1.0 months of inventory, which increased 25% year-over-year and declined 0.5 months quarter-over-quarter, is a testament to how tight inventory is in this popular Indian Land community, which remains a home seller’s market.

The Retreat at Rayfield was built by two of Greater Charlotte area’s premier builders — Lennar Homes and Taylor Morrison. Altogether, there are some 379 homes in The Retreat at Rayfield.

 

Lennar featured craftsman style homes with a variety of 2-5 bedroom floor-plans, including ranch homes and 2-story homes, homes with the master retreat on the main floor, optional basements. Homes ranged in size from about 2,000 square feet to over 5,500 square feet plus 2-car garages. 

 

Taylor Morrison offered six floor-plans, also including ranch-style and 2-story homes, typically situated on at least one-third of an acre. Homes ranged in size from 3,000 square feet to 6,000 square feet with 2 or 3 car garages.
