TEGA CAY REAL ESTATE JUNE 2024 HIGHLIGHTS

Tega Cay real estate June 2024 saw home sales decline after three consecutive month of increases. Median and average sale prices increased from one month ago and one year ago to their highest levels compared with June 2023 and 2022. Days on market declined 34.38% to 21 days compared with one month ago and were down 16% from June one year ago.  New listings declined from one month ago and were down slightly from one year ago. Housing inventory improved slightly after three consecutive months of declines. The months supply of inventory at 3.34 months, kept Tega Cay in home seller territory. The list to sale price ratio declined a second consecutive month to 97.72%, giving Tega Cay home buyers a window of opportunity to negotiate on price.

HOUSING INVENTORY UP SLIGHTLY AFTER THREE MONTHS OF DECLINES

Tega Cay’s number of properties for sale in June 2024 increased 9.72% to 79 after three consecutive months of declines. June’s inventory increased by seven properties versus May 2024. Compared with June 2023, Tega Cay inventory increased 5.33% from 75 properties for sale one year ago. June 2024 inventory was lower by two properties compared with June 2022.

 

Month-over-month, the months supply of inventory was flat at 3.43 months (3.46 months in May), keeping Tega Cay in home seller “territory.” Compared with June 2023 and 2022, the months supply of inventory was at its highest level in June 2024.

 

 

NEW LISTINGS DECLINED

New listings in Tega Cay declined in June 2024 to 27 from 31 in the previous month of May. Compared with June 2023, new listings were 3.57% lower when Tega Cay had 28 new listings. New listings in June 2024 were considerably lower than in June 2022 when Tega Cay had 43 new listings come on market.

 

 

TEGA CAY SALES DOWN AFTER THREE CONSECUTIVE MONTHS OF INCREASES

Tega Cay had 23 sales in June 2024, down 17.86% from 28 sales in the previous month of May.  The number of sales was unchanged compared with June one year ago. Sales were considerably lower compared with June 2022, which saw 42 sales.  

 

 

DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Days on market in Tega Cay declined to 21 days from 32 in May 2024. Days on market declined 16% from 25 days compared with June 2023. Days on market were 14 days higher in June 2024 than in June 2022. 

 

 

TEGA CAY HOME SALE PRICES INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average sale price in June 2024 was $640,859, up 27.17% from the prior month of May.  Compared with June 2023, average sale price was 3.87% higher than the $616,956 one year ago. Tega Cay’s average sale price was at its highest level compared with June 2023 and 2022. 

 

Median sale price of Tega Cay homes in June 2024 was $620,000, up 63.59% from $379,000 in the previous month of May. Median sale price increased 11.64% from $555,375 year-over-year. Tega Cay’s median sale price was at its highest level compared with June 2023 and 2022. It’s reasonable to assume that much of the month-over-month increase in median sale price stemmed from a higher price mix of homes sold in June. 

 

Price per square foot was $227 in June 2024, down 2.58% from $233 in the previous month of May. Compared with June 2023, price per square foot was 2.25% higher than $222 one year ago.

 

 

TEGA CAY HOMES LIST TO SALE PRICE RATIO DECLINED A SECOND CONSECUTIVE MONTH

Sellers received 97.72% of listing price in June 2024, down from 98.88% in the previous month of May and down from 100.16% in April. The list to sale price ratio declined from 99.84% in June one year ago. Tega Cay home buyers are finally seeing a window of opportunity to negotiate on price.
