Charlotte Region Housing Update For September 2020

September 2020 saw a continued strengthening in the greater Charlotte region housing market, despite the ongoing pandemic. Home prices continued to increase. Days on market, inventory, and months supply of homes were dramatically lower than in September 2019. Individual counties in the greater Charlotte region — Mecklenburg, Union, Lancaster and York — essentially mirrored the overall housing market activity.

York County remained a home seller’s market in the second quarter of 2020 with inventory and months supply of homes more than half of what it was in the same quarter in 2019. Lack of inventory, coupled with buyer demand exceeding supply, increased home prices in the second quarter and reduced the cumulative days on market. Lack of inventory also contributed to a decrease in closed sales.

4th quarter 2018 Charlotte, North Carolina region’s home sales continued the trends we’ve seen since 2015. Home buyers are finding the housing market very competitive with higher home prices and a lack of properties to buy. Buyers looking for a bargain are “hard pressed” to find one. Meantime, home sellers continue to sell their homes relatively quickly and for top dollar, when priced right for condition and location. With regional months supply of homes at 2.2 months, the Charlotte region remains very much a seller’s market.
