Matthews homes sales were significantly impacted in May 2020 by corona virus restrictions, which prohibited all in-person home showings in Matthews from late March to mid-May. As a result closed sales, new listings, inventory, months supply of homes, all dropped compared with May 2019. Given the lack of inventory, no surprise that average and median home sale prices increased. Home showings increased 163.3% from April 2019 and also year-over-year indicating pent-up buyer demand for Matthews homes.

Matthews homes sales were significantly impacted in April 2020 by the corona virus restrictions, which prohibited all in-person home showings in Matthews. As a result closed and pending sales, new listings, inventory, months supply of homes, days on market all dropped compared with April 2019. Given the lack of inventory, no surprise that median home sale prices increased almost 11% and the median sale to listing price ratio was 100%.

Matthews remained a seller’s market in March 2020 with the months supply of inventory razor thin at 1.5 months (down 34.6% year-over-year). Inventory was down 29.5%, as were new listings, which were down 5.9% in March. Closed sales increased significantly in March. Average home sale prices were down slightly, while median sale prices were up. Days on market were down dramatically.
