Despite an influx of new listings, which generated large increases in closed and pending sales during the month of October, total inventory was down 16.8% compared with the same month one year ago. And average days on market dropped to 33, down 21 days compared with one year ago. Clearly, there’s no slowdown in the demand for Indian Trail homes as we entered the fall selling season in earnest.

The Indian Trail area saw an increase in both average (+5.4%) and median (+6.1%) home prices, as well as a significant increase in both closed and pending home sales. Despite an increase in new listings of 31.7% in September, Indian Trail saw a drop in the months supply of homes for sale to just 2.3 months (dropping from 2.8 months versus one year ago) and in inventory by 15.5% versus one year ago. With 26 average days on market and 8 median days on market in September, it’s clear that Indian Trail homes are selling quickly and about as quickly as new homes come on the market. At a median selling price of 99.1% of list price, not much room for buyers to negotiate.

The Indian Trail area saw an increase in both average and median home prices year-over-year, as well as month-over-month. Prices continued to increase as the months supply of homes for sale dropped to just 2.3 months (dropping 17.9% versus one year ago) and as inventory dropped 18.7% versus one year ago. Lack of inventory also contributed to a drop in closed sales versus July 2018. Average days on market were down 7 days year-over-year and 11 days month-over-month to 27 days. With 27 average days on market and 13 median days on market in July, it’s clear that Indian Trail homes are selling quickly. At a median selling price of 98.3% of list price, not much room for buyers to negotiate.
