The Indian Land housing market remains a seller’s market with just 3.3 months supply of inventory overall, but with only 2.4 months supply of resale homes. While new listings increased 10.1%, new listings of resale homes fell by 9.7%. Moreover, resale home inventory dropped 30.3% in May. Both the average and median sale price of Indian Land homes increased in May 2019, with new construction homes selling at about $20,000 more on average than resale homes. With home sellers getting 98.1% of selling price, not much room for buyers to negotiate. Both closed sales and pending sales increased in May compared with the same month one year ago.

The Indian Land housing market remains a seller’s market with just 2.9 months supply of inventory overall, but with only 2.2 months supply of resale homes. Both the average and median sale price of Indian Land homes increased in April 2019. New construction homes sold at about $9,000 more on average than resale homes. Resale home inventory dropped by 20.3% in April, clearly impacting both closed and pending sales which were flat and up 0.9% respectively. With home sellers getting 98.1% of selling price, not much room for buyers to negotiate.

The Indian Land housing market remains a seller’s market with 3 months supply of inventory overall, but with just 2 months supply of resale homes. Although the average sale price of Indian Land homes dropped in March 2019, it shouldn’t be assumed Indian Land homes are losing value. It had more to do with the price mix of homes sold. And the median price of homes sold increased by almost 6%. New construction homes sold at about $53,000 more on average than resale homes. The drop in closed and pending sales is to some degree a result of lack of inventory — inventory of resale homes dropped 22.4% compared with the same month on year ago.

Although the average sale price of Indian Land homes dropped a bit in February 2019, it shouldn’t be assumed Indian Land homes are losing value. It had more to do with the price mix of homes sold. New construction homes sold at about $75,000 more on average than resale homes. Days on market were also lower in February 2019 compared with February 2018. The drop in closed and pending sales is to some degree a result of lack of inventory — new listings dropped 19.5% year-over-year overall and 32.2% for resale homes.

The Indian Land housing market remains a seller’s market with just 2.9 months supply of inventory despite a 5.7% increase in new listings. Although the average sale price of Indian Land homes dropped in January 2019 it shouldn’t be assumed Indian Land homes are losing value. It had more to do with the price mix of homes sold. New construction homes sold at about $10,000 more on average than in the previous month of December 2018. Days on market were also lower in January 2019 compared with January 2018.

The Indian Land housing market remains a seller’s market with just 2.7 months supply of inventory despite an increase in new listings. Overall inventory was down 7.5%; resale home inventory was down even more 18.2%. Although the average sale price of Indian Land homes dropped in December 2018 it shouldn’t be assumed Indian Land homes are losing value. It had more to do with the price mix of homes sold. And price per square foot increased during the month.

November 2018 housing numbers continue to show that “bargains” in the Indian Land (29707 zip code) housing market have essentially disappeared with average and median home prices increasing double-digits to the mid-$300,00’s and catching up to home prices in Fort Mill, SC (29715 and 29708 zip codes) in November 2018. Housing inventory also down double-digits in November and months supply of inventory at its lowest level in three years. Closed sales were up in November 2018 by double-digits.
