Southampton Neighborhoods Home Sales in Charlotte’s Ballantyne Area

SOUTHAMPTON HOME SALES OVERVIEW

Southampton neighborhood continued to suffer from lack of inventory in Quarter 4-2023. Just four properties sold and average and median home sale prices increased 31% and 22%, respectively. For a community with some 418 homes 12 home sales in a 12 month time frame is just a drop in the bucket. The lack of inventory resulted in double digit sale price increases over the same quarter last year and the Third Quarter. Quarter-over-quarter, average sale price increased almost $100,000, while the median home sale price increased $88,000. The list to sale price ratio of 101.79%, while down from the most recent Third Quarter, increased 4% over the Fourth Quarter one year ago. Days on market declined to five days, which was a reduction of 44% year-over-year. The days on market also declined by nine days quarter-over-quarter.

Adjacent to Southampton is the 144 home townhome community of Princeton at SouthamptonJust one property sold in Quarter 4-2023, equal to the number of properties sold in the Third and First Quarters in 2023. Only the Second Quarter 2023 saw more than one sale (five) in 2023.  With just one home selling it’s hard to determine a price trend in Princeton at Southampton or provide a comparison to the same quarter one year ago when no townhomes sold.

SOUTHAMPTON COMMONS HOME SALES OVERVIEW

 

Across Marvin Road is Southampton’s sister community of Southampton Commons with an additional 385 homes. Southampton Commons also suffered from limited inventory with no homes sold in Quarter 4-2023 and just four homes sold in all of 2023. The lack of sales makes it hard to compare sales trends and days on market with those of one year ago. Given the wide disparity of home price ranges, sale prices are very much dependent on the price mix of homes sold in any given period.

Coming soon to Ballantyne area are a new middle school and a new high school. 

 

Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of  618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina.
