SOUTHAMPTON HOME SALES OVERVIEW
Southampton neighborhood continued to suffer from lack of inventory in Quarter 3-2024, resulting in higher home prices compared with the same quarter one year ago. Average and median home sale prices increased 17% and 16%, respectively. The average price per square foot increased 10% to $228.
Just three homes sold in Q3-2024, equal to the same quarter in 2023. For a neighborhood with some 418 homes, three home sales in an entire quarter is just a drop in the bucket. The third quarter saw one fewer home sale compared with the second quarter 2024. Year-to-date, just 10 homes have sold in Southampton. Southampton saw two new listings in Q3-2024.
The list to sale price ratio declined 3% to 100% from one year ago. Quarter-over-quarter the list to sale price ratio declined 6.4%. Despite the declines in the list to sale price ratio, Southampton home buyers saw minimal opportunity to negotiate on price in Q3-2024.
Days on market increases both year-over-year and quarter-over-quarter. Nonetheless, 23 average days on market is still a low number by any measure.
With just 1.0 months supply of inventory, Southampton remained in home seller “territory” in Q3-2024.

Average and median home sale prices both increased, 8% and 11%, respectively compared with the same quarter in 2023. The average price per square foot increased 12% to $230, year-over-year. The list to sale price ratio of 98.4% remained unchanged from Q3-2023.
The average days on market declined 89% to seven from same quarter one year ago. The months supply of inventory was just 0.33 was unchanged from the same quarter one year ago and kept Princeton at Southampton in home seller “territory.”

Across Marvin Road is Southampton’s sister community of Southampton Commons with an additional 385 homes. Southampton Commons saw three homes sell in Q3-2024, which was a 50% improvement over the same quarter one year ago. Southampton Commons had no new listings in Q3-2024.
The list to sale price ratio of 99% in Q3-2024 provided little room for Southampton Commons home buyers to negotiate on price, despite declining 3% from one year ago and 1.13% from one quarter ago.

Southampton neighborhoods are served by some of Charlotte’s top schools, including Ardrey Kell High School,Community House Middle School, and Elon Park Elementary. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School(both in the Ballantyne area). Coming soon to the Ballantyne area are a new middle school and a new high school.
Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of 618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Elon Park Elementary School has been ranked the #11 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county.

Southampton is located in the heart of Charlotte’s trendy and popular Ballantyne area. All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. The new Novant Health Ballantyne Medical Center, which opened earlier in 2023 is virtually around the corner. Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. Also nearby are Trader Joe’s, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw. and so much more.
Important services such as gas stations, ATM’s, cleaners, pharmacies, grocery stores are all less than two miles away from the Southampton neighborhoods.
Golf enthusiasts will find some 15 golf courses within 10 miles of Southampton. Additionally, there’s access to some 20+ parks. The Morrison Family YMCA is just a few minutes away, as is the Lower McAlpine Greenway, which offers a wonderful hiking and biking venue.
“Foodies” will enjoy discovering new places to dine. There are some 209 casual and fine dining options within five miles of the neighborhood.
Southampton provides easy commuting to the Ballantyne Corporate Park, South Park, I-485, Matthews, Fort Mill, Charlotte-Douglas Airport.
