SOUTHAMPTON HOME SALES OVERVIEW

Southampton neighborhood continued to suffer from lack of inventory in Quarter 2-2024, resulting in much higher home prices compared with the same quarter one year ago. Average and median home sale prices increased 34% and 24%, respectively. The average price per square foot declined 15% to $247. Compared with the first quarter of 2024, home prices were lower, but price per square foot by $15/square foot. 

Just four homes sold in Q2-2024. For a neighborhood with some 418 homes, four home sales in an entire quarter is just a drop in the bucket. The second quarter saw just one additional home sale compared with the first quarter. Southampton saw zero new listings in Q2-2024.

The list to sale price ratio increased 6% to 106.4% from one year ago, providing little opportunity for Southampton home buyers to negotiate on price. Quarter-over-quarter the list to sale price ratio increased 3.77%. Lack of inventory will drive this metric up.

Days on market were unchanged from last year with just two average days on market. Compared with the first quarter of 2024, days on market declined by four days.

With just 0.25 months supply of inventory, Southampton remained in home seller “territory” in Q2-2024. The months supply of inventory declined 75% from the same quarter one year ago and 0.07 from one quarter ago.

PRINCETON AT SOUTHAMPTON HOME SALES OVERVIEW

 

Adjacent to Southampton is the 144 home townhome community of Princeton at Southampton. No properties sold in Princeton at Southampton in Quarter 2-2024. In the first six months of 2024, just one townhome sold in Princeton at Southampton.

SOUTHAMPTON COMMONS HOME SALES OVERVIEW

 

Across Marvin Road is Southampton’s sister community of Southampton Commons with an additional 385 homes. Southampton Commons saw four homes sell in Q2-2024, which was a 300% improvement over the same quarter one year ago. Southampton Commons had no new listings in Q2-2024.

 

The average and median home sale prices both increased 3% compared with Q2-2023. The price per square foot declined 7% to $235 from Q2-2023. Quarter-over-quarter the price per square foot declined from $262.

Lack of inventory kept the list to sale price ratio just over 100% in the second quarter 2024, declining 6% from one year ago.

 

Days on market declined 25% to just three days in Q2-2024 compared with the same quarter one year ago. Compared with Q1-2024, the days on market were unchanged. The months supply of inventory of 1.25 months, down 82% from one year ago, kept homes selling quickly.

Southampton community amenities include an Olympic size swimming pool, clubhouse, basketball court, children’s play ground, and walking trails. Southampton Commons has its own pool and children’s playground for residents. Princeton at Southampton also has its own pool for residents.

Southampton neighborhoods are served by some of Charlotte’s top schools, including Ardrey Kell High School,Community House Middle School, and Elon Park Elementary. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School(both in the Ballantyne area). Coming soon to the Ballantyne area are a new middle school and a new high school. 

 

Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of  618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Elon Park Elementary School has been ranked the #11 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county.

 

Prime Ballantyne Location:

Southampton is located in the heart of Charlotte’s trendy and popular Ballantyne area. All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Carolina Place Mall and Atrium Health/Pineville are less than five miles away. The new Novant Health Ballantyne Medical Center, which opened earlier in 2023 is virtually around the corner.  Ballantyne Village is also accessible within minutes. All the major medical practices in Charlotte maintain offices in Ballantyne, as well. Also nearby are Trader Joe’s, Ballantyne Country Club, Piper Glen Club, horseback riding facilities in nearby Waxhaw. and so much more.
