RAINTREE HOMES SALES Q3-2024: SINGLE FAMILY HOMES
Raintree single family home average home sale price increased 10% in Q3-2024, while the median home sale price declined 4% compared with the same quarter one year ago. The average price per square foot of $253 increased 4% year-over-year. Compared with the most recent quarter ended June, 2024, the average home sale price was flat; the median home sale price declined.
Days on market increased 43% to 10 days compared with one year ago. Compared with the second quarter 2024, days on market increased by four. Despite the increases, 10 days on market would be considered low by any measure.
The number of properties sold declined 13% to 14, year-over-year, but increased by one quarter-over-quarter. When one considers that Raintree has over 1,700 homes, 14 property sales in one quarter is a drop in the bucket. The number of homes for sale in Raintree in Q3-2024 was flat at 17, while new listings increased 33% to four. This lack of inventory also accounts for the increase in average home prices each of the three quarters to-date in 2024.
Lack of inventory kept the list to sale price ratio at over 100% in Q3-2024, despite declining 2% from the same quarter one year ago and declining 2.7% from one quarter ago.
With just 1.21 months supply of inventory, Raintree remained in home seller “territory” in the third quarter of 2024. The months supply of inventory increased 0.05% from one quarter ago.

Raintree’s townhome average home sale price declined 1%, while the median home sale price increased 4% year-over-year. The average price per square foot increased 16% to $266 year-over-year. Compared with the second quarter in 2024, the average sale price of a Raintree townhome also declined.
The number of townhomes sold declined 20% to four compared with the same quarter one year ago. Compared with one quarter ago, sales declined by three properties. The number of new listings in Raintree increased 100% to four compared with Q3-2023. The number of townhomes for sale increased 50% to six year-over-year.
The list to sale price ratio of 100.9% was unchanged from one year ago. The ratio increased 1.2% from one quarter ago.
Average days on market declined 86% to just one day from the same quarter one year ago, also declining 12 days from the second quarter 2024.
The months supply of inventory of 1.5 kept Raintree townhomes in home seller “territory” in Q3-2024.

Raintree is an 1,100+ acre neighborhood with over 1,700 single family homes, townhomes, and condos, containing separately managed “sub-neighborhoods.” Raintree includes the communities of Deerpark, Williamsburg, Timberidge, Raintree Lakes, Raintree Greens, Crestview, Cricket Lake, Golfview, Greenview Terraces, Kensington, and more.
Raintree homes were built primarily during the 1970’s and 1980’s. You’ll find home styles that include traditional one and two story homes, contemporary style homes, ranch homes, split level and split foyer homes, A-frame homes, basement homes, as well as townhomes and condos. There’s even a circular home in Raintree. Home sizes range from under 1,000 square feet to well over 4,000 square feet. Home prices range from the $200,000’s to over $700,000.
Built around the Raintree Country Club and Golf Course, many Raintree homes back up to the golf course or to one of Raintree’s numerous lakes or ponds.
Celebrating its 50th Anniversary in 2021, the Raintree Country Club offers 36 holes of golf with a north course and a south course, driving range, tennis courts, pool, fitness center, and a clubhouse with dining facilities. Initiation fees are waived for many of the homes in Raintree.

Some of Charlotte’s most highly rated public schools serve Raintree residents, including Providence High School, JM Robinson Middle School, Olde Providence Elementary School, South Charlotte Middle School. Top private schools, such as Charlotte Latin, are also nearby.
Providence High School is ranked #7 in the top public high schools in the Greater Charlotte area as ranked by niche.com. It is also ranked in the top 10% of public high schools in North Carolina. JM Robinson is ranked #7 out of 71 public middle schools in Mecklenburg County by niche.com, while South Charlotte Middle School is ranked #11 out of 71 public middle schools. Olde Providence Elementary School is ranked #16 out of 139 public elementary schools in Mecklenburg County by niche.com
