Palisades home sales in Q4-2023 saw a slight softening in average sale price in Quarter 4-2023, while median sale price increased 7% compared with the same quarter one year ago. With a wide range in home prices in The Palisades, the decrease in home prices is to some extent a result of the price mix of homes that sold in the most recent quarter. The highest sale price in The Palisades in 2023 was $1,390,000; the lowest sale price was $457,500. The list to sale price ratio has remained relatively steady at 98.44% throughout the year. The days on market increased to 45 days, down compared with the same quarter one year ago and up compared with Quarters Three and Four 2023. The number of homes sold in the Fourth Quarter declined considerably at 15 compared with one year ago, as well as compared with the first three quarters of 2023.

Regency at Palisades Active Adult Community in Charlotte Near Lake WylieRegency at Palisades, an Active Adult (not age-restricted) neighborhood within The Palisades community, experienced a softening in median home price in Quarter 4-2023 year-over-year, while the average home sale price increased slightly.  The number of properties sold was substantially down compared with one year ago. This was due primarily to the fact that new construction had been completed in this part of The Palisades. Average days on market increased from the same quarter one year ago. At 150 days, it was also the highest number of days on market we saw all year. But it should be pointed out that remaining new construction homes that hadn’t sold skewed the DOM statistic. 13 of the 30 homes sold in 2023 were new construction. The list to sale price ratio was just under 99% in this most recent quarter, down year-over-year, but flat quarter-over-quarter.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE

The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area’s second largest lake. Homes in The Palisades range in price from the mid-$400,000’s to over $1.5 million, with prices averaging in the higher $600,000’s. Homes range in size from 2,400+ square feet to over 5,000 square feet. Builders have included Niblock, Toll Brothers, Lennar Homes, Ryland, Standard Pacific, Shea Homes, St, Lawrence, and custom builders (Harris Construction, Kingswood, Jordan James, Stanley Martin, Arcadia, amongst others). Homes were first built in 2005 and there is still new construction in The Palisades today.
