Palisades home sales Q3-2024 saw a 23% decline to 20 sales compared with the same quarter one year ago. Compared with the most recent quarter ended June 30, 2024, home sales declined by one in Q3-2024. The number of properties for sale in Q3-2024 increased 40% to 42 from the same quarter one year ago. New listings increased 144% to 22 year-over-year.
The average home sale price improved 21%, year-over-year, as did the median home sale price. Quarter-over-quarter, the average and median sale prices also increased. The average price per square foot of $220 increased 10% year-over-year.
The list to sale price ratio was flat year-over-year at 98.2% and declined 0.08% from the second quarter 2023.
The average days on market declined 12% from one year ago to 30 days. Compared with the second quarter 2024, average days on market increased 18 days.
The months supply of inventory increased 83% in Q2-2024 compared with the same quarter in 2023. However, with just 2.1 months supply of inventory, The Palisades remained in home seller “territory” in Q3-2024. Quarter-over-quarter, the months supply of inventory increased 0.43 months.

Regency at Palisades saw a 3% decline in average home sale price, while the median home sale price increased 1% compared with the same quarter one year ago. The average and median sale prices both declined quarter-over-quarter. The average price per square foot of $289 declined 3% year-over-year, but increased from $270 in the most recent quarter ended June 30, 2024.
The number of properties sold was increased 50% to six compared with one year ago and declined by one from the most recent quarter. However, the number of properties for sale was unchanged year-over-year. New listings increased 50% to nine year-over-year.
Average days on market declined 38% to 33 from the same quarter one year ago and from 49 days in the second quarter 2024.
The list to sale price ratio of 98.6% was flat year-over-year, providing Regency at Palisades home buyers a small window of opportunity to negotiate price. Compared with the second quarter of 2024, the list to sale price ratio declined 0.5% in Q3-2024.
The months supply of inventory declined 33% to 2.0 months from the same quarter in 2023. It increased 0.86 months quarter-over-quarter. With 2.0 months supply of inventory, Regency at Palisades remained home seller “territory” in Q3-2024.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE
The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area’s second largest lake.
