Palisades home sales Q1-2024 saw a significant increase in average and median home sale prices, up 22% and 20% respectively, compared with the same quarter one year ago. The price per square foot of $217 increased 14% year-over-year. The list to sale price ratio has remained relatively steady at 98.4%. The days on market increased to 52 days from 49 days one year ago. The number of homes sold in the First Quarter 2024 declined by four properties year-over-year. With just 1.1 months of inventory, The Palisades remained in home seller “territory” in Q1-2024. Lack of inventory put pressure on home prices.

Regency at Palisades experienced a softening in both average and median home sale prices compared with the same quarter one year ago. The average price per square foot of $295 increased 6% year-over-year. The number of properties sold was down compared with one year ago, due primarily to the fact that new construction had been completed in this part of The Palisades. Average days on market increased from the same quarter one year ago. At 222 days, it was also the highest number of days on market we saw in the past 12 months. But it should be pointed out that remaining new construction homes that hadn’t sold in 2023 skewed the DOM statistic. The list to sale price ratio just under 98.39% declined 4% from one year ago (flat compared with one quarter ago), providing Regency at Palisades home buyers a small window of opportunity to negotiate price. The 2.0 months of inventory in Regency at Palisades kept this neighborhood in home seller “territory” in Q1-2024.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE
The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area’s second largest lake.
