Mint Hill Real Estate May 2024 Highlights: What To Know Now
Mint Hill real estate May 2024 saw median and average home sale prices increase both month-over-month and year-over-year. The number of properties sold improved 5.41% from April, but declined 25% year-over-year. Days on market remained low at 31 and were flat from one month ago, but down 39+% from May one year ago. New listings increased almost 9% from one month ago and declined 21.28% from one year ago. Housing inventory improved 4.67% from one month ago, but was 12.5% lower than one year ago. The months supply of inventory at 2.87 months, kept Mint Hill back in home seller “territory.” List to sale price ratio at 99.26% offered Mint Hill home buyers minimal negotiating room on price.
Mint Hill Real Estate May 2024 Trends
SALE PRICES INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average sale price in May 2024 was $595,031, up 13.29% from $525,205 in April 2024 and 15.75% higher than $514,068 in May one year ago. The May 2024 average sale price was at its highest level compared with May 2023 and 2022.
Median home sale price in May 2024 was $600,000 up 24.87% from $480,500 in the previous month of April and 18.3% higher than $507,170 in May 2023. The May 2024 median sale price was at its highest level compared with May 2023 and 2022.
Price per square foot in May 2024 was $227, unchanged from the previous month of April. Year-over-year, the average price per square foot was 8.1% higher than $210 in May one year ago.
DAYS ON MARKET FLAT
Average days on market in May 2024 were 31 days, unchanged from one month ago. Days on market were down 39.22% from 51 days compared with May 2023. Compared with May 2022, average days on market in 2024 were 16 days higher.
MINT HILL HOUSING INVENTORY UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
The number of properties for sale in Mint Hill in May 2024 stood at 112, up 4.67% from 107 in the previous month of April. Inventory was 12.5% lower than the 128 properties for sale in May 2023. Compared with May 2022, housing inventory was lower in 2024 by 14 properties.
The 2.86 months supply of inventory was flat compared with the previous month of April. The months supply of inventory was at its lowest level in May 2024 compared with May 2023 and 2022. With a 2.87 months supply of inventory in May, Mint Hill remained in home seller “territory.”
NEW LISTINGS UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
The number of new listings in May 2024 was 37, up 8.82% from the previous month of April, which saw 34 new listings. Compared with May 2023, new listings declined 21.28% from 47. Compared May 2022, new listings declined by 20 homes from 57. The May 2024 listings were at their lowest level compared with May 2023 and 2022.
MINT HILL SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Sales improved 5.41% to 39 from 37 sales one month ago. Sales were 25% lower in 2024 compared with May 2023, which saw 52 sales. Sales also declined from 49 in May 2022. May 2024 sales were at their lowest level compared with May 2023 and 2022.
LIST TO SALE PRICE RATIO JUST UNDER 100%
With a selling price at 99.26% of list price in May 2024, the list to sale price ratio was flat compared with one month ago and one year ago. Mint Hill home buyers did not see much opportunity to negotiate on price in the month of May.
