Mint Hill Real Estate April 2024 Highlights: What To Know Now
Mint Hill real estate April 2024 saw median and average home sale prices improve from April one year ago, while declining from one month ago. The number of properties sold declined month-over-month and year-over-year. Days on market declined to under one month and were almost 51% lower than in April one year ago. New listings declined 21.43% from one month ago and 50.75% from one year ago. Housing inventory declined 6.36% from March and 25.36% from April one year ago to its lowest level in more than two years. The months supply of inventory at 2.86 months, kept Mint Hill back in home seller “territory.” List to sale price ratio at 99.72% provided Mint Hill home buyers minimal negotiating room on price.
Mint Hill Real Estate April 2024 Trends
SALE PRICES DECLINED MONTH-OVER-MONTH | INCREASED YEAR-OVER-YEAR
Average sale price in April 2024 was $517,155, down 6.8% from $554,889 in March 2024 and 2.26% higher than $505,746 in April one year ago. The April 2024 average sale price was at its highest level compared with April 2023 and 2022.
Median home sale price in April 2024 was $479,750, down 10.33% from $535,000 in the previous month of March and 1.53% higher than $472,500 in April 2023. The April 2024 median sale price was at its highest level compared with April 2023 and 2022.
Price per square foot in April 2024 was $227, down 2.16% from $232 in the previous month of March. Year-over-year, the average price per square foot was 8.1% higher than $210 in April one year ago.
DAYS ON MARKET DECLINED TO UNDER ONE MONTH
Average days on market in April 2024 were 28 days, down 33.33% from 42 days one month ago. Days on market were down 50.88% from 57 days compared with April 2023. Compared with April 2022, average days on market in 2024 were 5 days higher.
MINT HILL HOUSING INVENTORY DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
The number of properties for sale in Mint Hill in April 2024 stood at 103, down 6.36% from 110 in the previous month of March. Inventory was 25.36% lower than the 138 properties for sale in April 2023. Compared with April 2022, housing inventory was lower in 2024 by 19 properties. This was the lowest level of inventory in Mint Hill since February 2022, which had 91 properties for sale.
The 2.86 months supply of inventory was flat compared with the previous month of March. The months supply of inventory was at its lowest level in April 2024 compared with April 2023 and 2022. With a 2.86 months supply of inventory in April, Mint Hill remained in home seller “territory.”
NEW LISTINGS DECLINED ALMOST 51% YEAR-OVER-YEAR
The number of new listings in April 2024 was 33, down 21.43% from the previous month of March, which saw 42 new listings. Compared with April 2023, new listings declined 50.75% from 67. Compared April 2022, new listings declined by 31 homes from 64. The April 2024 listings were at their lowest level compared with April 2023 and 2022.
MINT HILL SALES DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Sales declined 16.28% to 36 from 43 closed sales one month ago and one year ago. Sales also declined from 39 in April 2022. April 2024 sales were at their lowest level compared with April 2023 and 2022.
LIST TO SALE PRICE RATIO JUST UNDER 100%
With a selling price at 99.72% of list price in April 2024, the list to sale price ratio was flat compared with one month ago and one year ago. Mint Hill home buyers did not see much opportunity to negotiate on price in the month of April.
