Matthews Real Estate May 2024 Market: What To Know Now
Matthews real estate May 2024 saw the average home sale price jump almost 30% from May one year ago. The median sale price also improved from one year ago. At 23 days, the days on market remained low by any measure. Housing inventory increased month-over-month and year-over-year. New listings increased almost 25% from the prior month and 76% from May 2023. List to sale price ratio increased to 101.31%. Sales improved slightly from one months ago, but were down from one year ago. With a month’s supply of inventory of under three months, Matthews remained in home seller territory with homes selling quickly and above asking price, on average.
MATTHEWS REAL ESTATE MAY 2024 HIGHLIGHTS
MATTHEWS HOME SALE PRICES UP
Average sale price in May 2024 was $726,036, up 25.29% from $579,474 in the previous month of April. May’s average sale price increased 29.74% year-over-year from $559,615. The May 2024 average sale price was at its highest level compared with May 2023 and 2022.
Median home sale price in May 2024 was $565,000, up 13% from $500,000 in the previous month of April. Year-over-year, median home sale price increased 7.41% from $526,000 in May 2023. The May 2024 median sale price was at its highest level compared with May 2023 and 2022.
Price per square foot in May 2024 was $254, up 3.25% from $246 in the previous month. Price per square foot was 17.59% higher than $216 in May 2023. May’s price per square foot was at its highest level since 2021.
MATTHEWS DAYS ON MARKET UNDER 30 DAYS
Average days on market in May 2024 were 23 days, up two days from the previous month of April and up 35.29% from 17 days compared with May 2023. Compared with May 2022, average days on market were 14 days higher in 2024.
MATTHEWS HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
The number of properties for sale in May 2024 was 142, up 13.6% from 125 properties in April 2024 and up 15.45% from May one year ago (123 properties). The number of properties for sale in May 2024 was also higher than in May 2022, which saw 118 properties for sale.
The months supply of inventory increased slightly to 2.96 months from 2.67 months in the previous month of April, keeping Matthews in a seller’s market.
NEW LISTINGS IN MATTHEWS UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
The number of new listings in May 2024 was 81, up 24.62% from the previous month’s 65 new listings. New listings were 76.09% higher than what we saw in May 2023 (46 new listings). Compared with May 2022, which saw 71 new listings, May’s new listings in 2024 were lower. New listings in May 2024 were at their highest level since June 2022, which had 82 new listings.
MATTHEWS SALES UP SLIGHTLY FROM ONE MONTH AGO, DOWN FROM ONE YEAR AGO
Home sales improved 2.13% in May 2024 to 48 from 47 in the previous month. Sales were 23.81% lower than in May one year ago which saw 63 sales. Compared with May 2022, which saw 69 sales, May 2024 sales were lower. By the same token, this was the highest number of sales Matthews saw since July 2023, which also had 48 sales.
MATTHEWS LIST TO SALE PRICE RATIO REMAINED AT 100+%
The May 2024 selling price at 101.31% of list price increased from 100.57% in April 2024 and was unchanged compared with May one year ago.
