Matthews Real Estate March 2024 Market Highlights

 

Matthews real estate March 2024 saw both median and average home sale prices increase month-over-month and year-over-year. At 18 days, the days on market remained low and unchanged month-over-month and 61.7% lower year-over-year.  Housing inventory was essentially flat compared with one month ago and 16.78% lower compared with one year ago. New listings declined 28% from the prior month and declined 42.86% from March 2023.  List to sale price ratio improved to just under 102%.  Sales dropped 22.5% month-over-month and were 36.73% lower than in March on year ago. With a month’s supply of inventory of under four months, Matthews remained in home seller territory with homes selling quickly and above asking price, on average.

MATTHEWS HOME SALE PRICES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average sale price in March 2024 was $542,618, up 1.38% from $535,221 in the previous month of February. March’s average sale price increased 13.22% year-over-year from $479,273. The March 2024 average sale price was at its highest compared with January 2023 and 2022.

 

Median home sale price in March 2024 was $510,000, up 12.96% from $451,000 in the previous month of February. Year-over-year, median home sale price increased 15.12% from $443,000 in March 2023. It’s likely that some of this decline is from the price mix of homes sold in Matthews in February and not due to an overall decline in home values in Matthews. The March 2024 median sale price was at its highest level compared with March 2023 and 2022.

 

Price per square foot in March 2024 was $233, up from $231 in the previous month. Price per square foot was 9.39% higher than $213 in March 2023.

 

 

MATTHEWS DAYS ON MARKET LOW AT 18 DAYS

Average days on market in March 2024 were 18 days, equal to that of one month ago and down 61.7% from 47 days compared with March 2023. Compared with March 2022, average days on market were 10 days higher in 2024.

 

 

MATTHEWS HOUSING INVENTORY FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

The number of properties for sale in March 2024 was 119, down 1.69% from 121 properties in February 2024 and down 16.78% from March one year ago (143 properties). The months supply of inventory stood at 3.84 months in March, keeping Matthews in a seller’s market.

 

 

NEW LISTINGS IN MATTHEWS DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in March 2024 was 36, down 28% from the previous month’s 50 new listings.  New listings were 42.86% lower than what we saw in March 2023 (63 new listings), and in March 2022 (64 new listings). 

 

 

MATTHEWS SALES DOWN

Home sales declined 22.5% in March 2024 to 31 from 40 in the previous month. Closed sales were also 36.73% lower than in March one year ago which saw 49 closed sales. Compared with March 2022, which saw 52 sales, March 2024 sales were lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO JUST UNDER 102%

The selling price at 101.82% of list price increased from 100.91% in February and from 98.8% in March one year ago.
