Matthews Real Estate June 2024 Market: What To Know Now

Matthews real estate June 2024 saw the average home sale price pull back after jumping over 25% one month ago to over $700,000.   At 24 days, the days on market remained low by any measure.  Housing inventory increased a third consecutive month and was at its highest level since December 2022.  New listings declined 8.64% from the prior month and increased 27.59% from June 2023. New listings in June 2024 were at their second highest level since July 2022. List to sale price ratio  remained above 100%.  Sales improved a third consecutive month and were the highest number of sales Matthews had seen since August 2022. With a month’s supply of inventory of 2.26 months, Matthews remained in home seller territory.

MATTHEWS HOME SALE PRICES 

Average sale price in June 2024 was $572,335, down 21.17% from $726,036 in the previous month of May. It should be pointed out that an average sale price for Matthews homes in the $700,000’s is not typical and had an outsize impact on home price averages. June’s average sale price increased 3.03% year-over-year from $555,516. The June 2024 average sale price was at its highest level compared with June 2023 and 2022.

 

Median home sale price in June 2024 was $536,000, down 5.13% from $565,000 in the previous month of May. Year-over-year, median home sale price declined 7.62% from $580,000 in June 2023.  

 

Price per square foot in June 2024 was $248, down 2.36% from $254 in the previous month. Price per square foot was 11.71% higher than $222 in June 2023. 

 

 

MATTHEWS DAYS ON MARKET REMAINED UNDER 30 DAYS

Average days on market in June 2024 were 24 days, up one day from the previous month of May and down 52% from 50 days in June 2023. Compared with June 2022, average days on market were nine days higher in 2024.

 

 

MATTHEWS HOUSING INVENTORY UP A THIRD CONSECUTIVE MONTH

The number of properties for sale in June 2024 was 147, up 1.38% from 145 properties in May 2024 and up 16.67% from June one year ago (126 properties). The number of properties for sale in June 2024 was also higher than in June 2022, which saw 136 properties for sale. June’s inventory was at its highest level since December 2022 which saw 155 properties for sale.

 

The June 2024 months supply of inventory decreased slightly to 2.26 months from 2.96 months in the previous month of May, keeping Matthews in a home seller’s market.

 

 

NEW LISTINGS IN MATTHEWS DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

The number of new listings in June 2024 was 74, down 8.64% from the previous month’s 81 new listings.  New listings were 27.59% higher than what we saw in June 2023 (58 new listings). Compared with June 2022, which saw 82 new listings, new listings in June 2024 were lower. New listings in June 2024 were at their second highest level since July 2022, which had 78 new listings.

 

 

MATTHEWS SALES UP A THIRD CONSECUTIVE MONTH & YEAR-OVER-YEAR

Home sales improved 35.42% in June 2024 to 65 from 48 in the previous month. Sales were 35.42% higher than in June one year ago which saw 56 sales. Compared with June 2022, which saw 82 sales, June 2024 sales were lower. By the same token, this was the highest number of sales Matthews saw since August 2022.

 

 

MATTHEWS LIST TO SALE PRICE RATIO REMAINED AT 100+%

The June 2024 selling price at 100.5% of list price declined from 101.31% in May 2024 and was unchanged compared with June one year ago.
