Matthews Real Estate July 2024 Market: What To Know Now

Matthews real estate July 2024 saw median and average home sale prices increase from one month and one year ago.  At 22 days, the days on market remained low by any measure.  Housing inventory increased a fourth consecutive month and was at its highest level since December 2022.  New listings declined 17.57% from the prior month and increased 32.61% from July 2023. List to sale price ratio  remained above 100% in July and Matthews home buyers did not see many opportunities to negotiate on price.  Sales declined slightly in July after three consecutive months of increases. Compared with July one year ago sales were 31.25% higher in July 2024. With a month’s supply of inventory of 2.48 months, Matthews remained in home seller territory.

MATTHEWS HOME SALE PRICES UP

Average sale price in July 2024 was $636,600, up 11.23% from $572,335 in the previous month of June. July’s average sale price increased 14.21% year-over-year from $557,389. The July 2024 average sale price was at its highest level compared with July 2023 and 2022.

 

Median home sale price in July 2024 was $555,250, up 3.59% from $536,000 in the previous month of June. Year-over-year, median home sale price increased 5.26% from $527,500 in July 2023.  The July 2024 median sale price was at its highest level compared with July 2023 and 2022.

 

Price per square foot in July 2024 was $247, equal to the previous month of June. Price per square foot was 11.76% higher than $221 in July 2023. 

 

 

MATTHEWS DAYS ON MARKET REMAINED UNDER 30 DAYS

Average days on market in July 2024 were 22 days, down two days from the previous month of June and down 31.25% from 32 days in July 2023. Compared with July 2022, average days on market were 13 days higher in 2024.

 

 

MATTHEWS HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH

The number of properties for sale in July 2024 was 156, up 6.12% from 147 properties in June 2024 and up 23.81% from July one year ago (126 properties). The number of properties for sale in July 2024 was also higher than in July 2022, which saw 145 properties for sale. July’s inventory was at its highest level since December 2022 which saw 155 properties for sale.

 

The July 2024 months supply of inventory increased slightly to 2.48 months from 2.26 months in the previous month of June, keeping Matthews in a home seller’s market.

 

 

NEW LISTINGS IN MATTHEWS DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

The number of new listings in July 2024 was 61, down 17.57% from the previous month’s 74 new listings.  New listings were 32.61% higher than what we saw in July 2023 (46 new listings). Compared with July 2022, which saw 78 new listings, new listings in July 2024 were lower. 

 

 

MATTHEWS SALES DOWN AFTER 3 CONSECUTIVE MONTHS OF INCREASES

Home sales declined 3.08% in July 2024 to 63 from 65 in the previous month. Sales were 31.25% higher than in July one year ago which saw 48 sales. Compared with July 2022, which saw 61 sales, July 2024 sales were slightly higher. 

 

 

MATTHEWS LIST TO SALE PRICE RATIO REMAINED AT 100+%

The July 2024 selling price at 100.28% of list price equal to July one month ago and July one year ago.
