Matthews Real Estate August 2024 Market: What To Know Now

Matthews real estate August 2024 saw median home sale prices decline from one year and one month ago. The average sale price increased slightly from from one yer ago.  At 18 days, the days on market declined a third consecutive month.  Housing inventory increased a fifth consecutive month and was at its highest level in the past three years.  New listings declined a third consecutive month, but increased 13.21% from August one year ago. List to sale price ratio was just under 100% in August and Matthews home buyers did not see many opportunities to negotiate on price.  Sales declined a second consecutive month and were 27.69% lower than one month ago. Compared with August one year ago sales were 11.9% higher in August 2024. Despite an increase month-over-month, with a month’s supply of inventory of 3.7 months, Matthews remained in home seller territory.

MATTHEWS HOME SALE PRICES MOSTLY DOWN

Average sale price in August 2024 was $556,745, down 12.2% from $634,089 in the previous month of July. August’s average sale price increased 1.39% year-over-year from $549,090. The August 2024 average sale price was at its highest level compared with August 2023 and 2022.

 

Median home sale price in August 2024 was $525,000, declining 5.45% from $555,2500 in the previous month of July. Year-over-year, median home sale price declined 8.22% from $572,000 in August 2023.  

 

Price per square foot in August 2024 was $233, down 5.67% from $247 in the previous month. Price per square foot was 5.43% higher than $221 in August 2023. 

 

 

MATTHEWS DAYS ON MARKET DECLINE A THIRD CONSECUTIVE MONTH

Average days on market in August 2024 were 18 days, down four days from the previous month of July and down 53.85% from 39 days in August 2023. Compared with August 2022, average days on market were five days higher in 2024.

 

 

MATTHEWS HOUSING INVENTORY UP A 5TH CONSECUTIVE MONTH

The number of properties for sale in August 2024 was 174, up 8.75% from 160 properties in July 2024 and up 29.85% from August one year ago (134 properties). The number of properties for sale in August 2024 was also higher than in August 2022, which saw 153 properties for sale. August’s inventory was at its highest level in the past three years.

 

The August 2024 months supply of inventory increased to 3.7 months from 2.48 months in the previous month of June, nonetheless keeping Matthews in a home seller’s market.

 

 

NEW LISTINGS IN MATTHEWS DECLINED A 3RD CONSECUTIVE MONTH

The number of new listings in August 2024 was 60, down 1.64% from the previous month’s 61 new listings.  New listings were 13.21% higher than what we saw in August 2023 (53 new listings). Compared with August 2022, which saw 67 new listings, new listings in August 2024 were lower. 

 

 

MATTHEWS SALES DOWN A 2ND CONSECUTIVE MONTH

Home sales declined 27.69% in August 2024 to 47 from 65 in the previous month. Sales were 11.9% higher than in August one year ago which saw 42 sales. Compared with August 2022, which saw 72 sales, August 2024 sales were lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO JUST UNDER 100%

The August 2024 selling price at 99.31% of list price declined from 100.28% in the previous month and declined from 101.45% in August one year ago.
