Matthews Real Estate April 2024 Market: What To Know Now

Matthews real estate April 2024 saw the average home sale price jump just under 18% from April one year ago. The median sale price also improved from one year ago.  At 16 days, the days on market remained low and were at their lowest level since since September 2023.  Housing inventory was up slightly from one month ago and down slightly from one year ago. New listings increased almost 78% from the prior month and 12+% from April 2023.  List to sale price ratio held at over 100%.  Sales improved 48.4% month-over-month and were 24.3% higher year-over-year. With a month’s supply of inventory of under three months, Matthews remained in home seller territory with homes selling quickly and above asking price, on average.

MATTHEWS HOME SALE PRICES UP 

Average sale price in April 2024 was $577,728, up 6.47% from $542,618 in the previous month of March. April’s average sale price increased 17.64% year-over-year from $491,117. The April 2024 average sale price was at its highest level compared with April 2023 and 2022.

 

Median home sale price in April 2024 was $490,250, down 3.87% from $510,000 in the previous month of March. Year-over-year, median home sale price increased 6.3% from $461,200 in April 2023. It’s likely that some of the month-over-month decline is from the price mix of homes sold in Matthews in April and not due to an overall decline in home values in Matthews. The April 2024 median sale price was at its highest level compared with April 2023 and 2022.

 

Price per square foot in April  2024 was $246, up 5.58% from $233 in the previous month. Price per square foot was 17.7% higher than $209 in April 2023. April’s price per square foot was at its highest level since 2021.

 

 

MATTHEWS DAYS ON MARKET LOW AT 21 DAYS

Average days on market in April 2024 were 21 days, up three days from the previous month of March and down 73.33% from 60 days compared with April 2023. Compared with April 2022, average days on market were 11 days higher in 2024. 

 

 

MATTHEWS HOUSING INVENTORY UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

The number of properties for sale in April 2024 was 123, up 3.36% from 119 properties in March 2024 and down 3.91% from April one year ago (128 properties). The months supply of inventory declined  1.17 months to 2.67 months from the previous month of March, keeping Matthews in a seller’s market.

 

 

NEW LISTINGS IN MATTHEWS UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of new listings in April 2024 was 64, up 77.78% from the previous month’s 36 new listings.  New listings were 12.28% higher than what we saw in April 2023 (57 new listings). Compared with April 2022, which saw 72 new listings, April’s new listings in 2024 were lower.

 

 

MATTHEWS SALES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Home sales improved 48.39% in April 2024 to 46 from 31 in the previous month. Closed sales were also 24.32% higher than in April one year ago which saw 37 closed sales. Compared with April  2022, which saw 69 sales, April 2024 sales were lower.

 

 

MATTHEWS LIST TO SALE PRICE RATIO REMAINED AT 100+%

The April 2024 selling price at 100.57% of list price declined from 101.82% in March 2024 and was unchanged compared with April one year ago.
