YEAR-OVER-YEAR TRENDS IN THE LUXURY SINGLE FAMILY HOME MARKET IN CHARLOTTE REGION
The December 2023 luxury homes market in Charlotte saw a 72.7% increase in new listings year-over-year. Despite the increase in new listings, inventory declined year-over-year by 2.4%. The months supply of inventory declined from 2.8 months to 2.5 months year-over-year. Median home sale price declined slightly by 1% to $1,350,000, while the average home sale price increased 15%. Closed sales declined 1.7% in December 2023 versus the same month one year ago. Pending sales improved 85% from one year ago. Median list to sale price ratio improved 0.8% year-over-year to 97.5%. Buyer foot traffic increased 17.1% to 4.8 showings per listing year-over-year. Median days on market were 17 in December, unchanged from the same month one year ago.
MONTH-OVER-MONTH TRENDS IN THE LUXURY SINGLE FAMILY HOME MARKET IN CHARLOTTE REGION
Month-over-month, the luxury homes market in Charlotte saw new listings decline from November 2023 with 95 new listings versus 164 in the prior month. Median sale price declined from the previous month, while the average sale price increased. Closed sales increased in December versus November. Pending sales declined month-over-month.. The list to sale price ratio declined 2.5% from November. Active listings declined significantly from November. Median days and average days on market increased 13 days and 11 days, respectively, from November 2023. The months supply of inventory decreased 0.7 months from November. Buyer foot traffic in December declined to 4.8 showings from 5.2 showings per active listing from November.
Luxury Homes Market Snapshot For Single Family Homes: Charlotte Region December 2023
- Homes Sold: 118 in December 2023, down 1.7% compared with December 2022. The number of homes sold month-over-month decreased by two homes.
- Pending Sales: 111 in December 2023, up 85% compared with December 2022. Pending sales declined month-over-month by 14 homes.
- New Listings: 95 in December 2023, up 72.7% compared with December 2022. New listings decreased by 69 homes month-over-month.
- Inventory of Homes: down 2.4% to 401 in December 2023 compared with December 2022. Inventory decreased by 103 homes from November 2023.
- Months Supply of Homes: was 2.5 months, up from 2.8 months in December 2022. Months supply of homes decreased 0.7 months over November 2023.
- Average Days on Market: 38 days in December 2023 compared with 37 days in December 2022. Average days on market increased 11 days month-over-month.
- Median Days on Market: 17 days in December 2023, unchanged from December 2022. Compared with the prior month of November, median days on market increased 13 days.
- Average Sale Price: up 15% year-over-year to $1,800,000 in December.
- Median Sale Price: declined 1% to $1,350,000. Month-over-month, median home sale price declined approximately $62,000.
- Median % Of List Price Received: increased 0.8% to 97.5% in December 2023 compared with 96.7% in December 2022. Month-over-month, the list to sale price ratio also declined 2.5%.
THE MOST EXPENSIVE HOME SOLD IN THE CHARLOTTE REGION IN DECEMBER 2023
The most expensive home sold in the Charlotte region in December 2023, sold for $7,670,438 in Cornelius. This was a to-be-built home by Plattner Custom Builders on .65 Lake Norman waterfront acres. The hard-stucco home will include almost 6,600 square feet plus a 1,299 square foot garage with room for three cars. It will feature four bedrooms and 4.5 bathrooms, a 352 foot veranda, in-ground pool.
