Lake Wylie real estate July 2024 saw home sale prices decline a third consecutive month. The number of properties sold were flat compared with one month ago. Sales declined 33.33% from July one year ago. Days on market increased by 10 days from one month ago and by 19 days from one year ago. New listings declined to their lowest level since December 2023. Inventory levels remained stable month-over-month and year-over-year. The July months supply of inventory increased to 5.86 months from 5.2 months in June 2024, keeping Lake Wylie in a balanced market position between buyers and sellers. The list to sale price ratio of 98.59% provided home buyers a small window of opportunity to negotiate on sale price.

HOME SALE PRICES CONTINUED A DOWNWARD TREND
Average sale price in July 2024 was $486,714, down 9.91% from $540,227 in the previous month of June. Year-over-year, the average home sale price was 21.9% lower than in July 2023 when it was $623,189. The average sale price in July 2024 was at its lowest level compared with July 2023 and 2022.
Median home sale price in July 2024 was $485,000, up 7.78% from $450,000 in the previous month of June. The median home sale price declined 17.8% from $590,000 in July 2023. The median sale price in July 2024 was at its lowest level compared with July 2023 and 2022.
Price per square foot in July 2024 was $214, down $1/square foot from the previous month of June. The price per square foot was 1.9% higher than the $210 in July one year ago.
DAYS ON MARKET UP A SECOND CONSECUTIVE MONTH TO THEIR SECOND HIGHEST LEVEL SINCE MARCH 2023
Days on market in July 2024 were 51 days, up 24.39% from 41 days one month ago. Year-over-year, average days on market increased 59.38% from 32 days compared with July 2023.
LAKE WYLIE HOUSING INVENTORY STABLE
The number of properties for sale in July 2024 was 82, up 1.23% from 81 in the prior month. Inventory was 2.5% higher than the 80 properties for sale in July one year ago. July 2024 inventory was lower than the 93 properties for sale in July 2022.
The months supply of homes was relatively flat at 5.86 months compared with 5.2 months in the previous month of June, keeping Lake Wylie in a more balanced market between home buyers and home sellers.
NEW LISTINGS DECLINED TO THEIR LOWEST LEVEL SINCE DECEMBER 2023
The number of new listings in July 2024 was 11, down 35.29% from 17 in the prior month of June. New listings declined 45% compared with July one year ago (20 new listings) and were lower by 23 listings from July two years ago.
LAKE WYLIE SALES FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Sales in July 2024 declined 6.67% to 14 from 15 in the most recent month of June. Sales were 33.33% lower than the 21 in July 2023. Compared with July 2022, sales were lower by 6 sales.
LIST TO SALE PRICE RATIO FLAT
The July 2024 selling price of 98.59% of list price was flat compared with one month ago and one year ago. Lake Wylie home buyers saw a very small window of opportunity to negotiate on home price in July 2024.
