Indian Trail Real Estate October 2024 Highlights

Indian Trail real estate October 2024 saw home sales prices increase month-over-month and year-over-year. Sales declined from one month ago and one year ago. Days on market increased 11 days to 40 days from the previous month and were 7 days higher than in October one year ago.  List to sale price ratio declined slightly from one month ago to 98.46%.  New listings increased 54.55% month-over-month and year-over-year.  The number of properties for sale in October increased 2.96% from the prior month and increased 30.62% from the same month one year ago. The months supply of inventory (MSI) was 4.98 months in October, pushing Indian Trail into more of a balanced market between home buyers and home sellers.

INDIAN TRAIL HOME SALE PRICES UP 

Average home sale price in Indian Trail was $495,387, up 6.95% from $463,183 in the previous month of September. The average sale price improved 11.02% from $446,232 in October one year ago. The Indian Trail average home sale price in October 2024 was at its highest compared with October 2023 and 2022.

 

Median home sale price was $476,000, up 14.42% from $416,000 in the previous month of September. The median sale price was 7.57% higher than the $442,5000 price in October 2023.  The Indian Trail median home sale price in October 2024 was at its highest level compared with October 2023 and 2022.

 

Price per square foot averaged $216 in October 2024, up 1.41% from the previous month’s $213 per square foot. Price per square foot was 1.89% higher than $212 in October 2023. 

 

 

INDIAN TRAIL HOUSING INVENTORY UP 

The number of properties for sale in October 2024 increased 2.96% to 209 properties for sale from 203 in the previous month of September. Inventory was 30.62% higher than in October 2023 when inventory stood at 160 homes. Compared with October 2022, when properties for sale stood at 234, inventory was lower in October 2024. 

 

The months supply of inventory increased to 4.98 months from 4.14 months in the previous month of September, pushing Indian Trail into a more balanced market between home buyers and home sellers.

 

 

NEW LISTINGS UP 

New listings increased 54.55% from 44 properties to 68 properties month-over-month. New listings were 54.55% higher than the 44 new listings we saw one year ago in October2023. October 2024 listings were equal to October 2022.

 

 

INDIAN TRAIL HOME SALES DECLINED A 3RD CONSECUTIVE MONTH

Sales in September 2024 declined 16% to 42 from 50 one month ago. Sales were at their lowest level compared with October 2023 (53 sales) and October 2022 (62 sales). 

 

 

DAYS ON MARKET UP

Average days on market increased 37.93% to 31 days from 29 days in the previous month of September. Compared with October 2023, days on market were 7 days higher this year. Compared with October 2022, days on market were also 7 days higher this year. 

 

 

LIST TO SALE PRICE RATIO DOWN SLIGHTLY

The list to sale price ratio in October 2024 was 98.46%, down from 99.01% in the previous month and equal to that of October one year ago.
