Indian Trail real estate November 2019 remained a seller’s market with just 2 months supply of homes. The Indian Trail, NC area also includes the towns of Stallings, Hemby Bridge, and Lake Park in Union County in the 28079 zip code. With low inventory, low days on market, fewer new listings and higher home sale prices, Indian Trail remained predominantly a seller’s market in November.
The Indian Trail real estate November 2019 saw increases in both average and median home sale prices compared with the same month in 2018. Average home prices increased 14.2% to $290,188, while median home prices increased 12.1% to $288,500. Price per square foot also increased to $127/square foot, a $7/square foot increase year-over-year.
The months supply of homes for sale dropped to 2 months (down from 2.7 months in November 2018). The months supply of homes also dropped month-over-month from 2.2 months in October 2019. Inventory of homes also dropped 19.2% compared with the same month one year ago.
New listings decreased 25.7% compared with the same time frame one year ago. Despite a decrease in inventory and the months supply of homes, closed sales in November increased by 8.3% year-over-year. However, pending sales were flat.
With just 34 average days on market and 23 median days on market in November it’s clear that Indian Trail homes continue to sell quickly.
At a median selling price of 98.4% of list price, Indian Trail home buyers should expect minimal room to negotiate.
