Indian Trail Real Estate March 2024 Highlights

Indian Trail real estate March 2024 home prices saw an improvement from both the previous month of February and March one year ago. The price per square foot reached its highest level since 2001. Closed sales in March improved month-over-month, but declined from one year ago. Days on market were unchanged at 39 days from the most recent month of February and declined 28 days compared with March 2023.  List to sale price ratio improved to just over 100% leaving little room for Indian Trail home buyers to negotiate on price. New listings increased almost 88% in March 2024. The number of properties for sale in March 2024 increased 12.41%. Although the months supply of inventory (MSI) was at its highest level at 3.7 months compared with March 2023 and 2022, Indian Trail remained in home seller territory.

INDIAN TRAIL HOME SALE PRICES UP

Average home sale price in Indian Trail at $478,899 improved 2.65% from $466,518 in the previous month of February. The average sale price in March 2024 was also 12.62% higher than $425,223 in March on year ago. The Indian Trail average home sale price was at its highest compared with March 2023 and 2022.

 

Median home sale price was $468,000, improving 8.88% from $429,812 in the previous month of February. The median sale price was 17.74% higher than the $397,500 price in March  2023. The Indian Trail median home sale price was at its highest compared with March 2023 and 2022.

 

Price per square foot averaged $221 in March 2024,up 4.74% from the previous month. Price per square foot was 12.18% higher than $197 in March 2023. This was the highest price per square foot Indian Trail has seen in three years.

 

 

INDIAN TRAIL HOUSING INVENTORY INCREASED

The number of properties for sale in March 2024 increased 12.41% to 163 properties for sale after reaching its lowest level since April 2022 in the previous month. Inventory was 5.84% higher than in March 2023 when inventory stood at 154 homes. Compared with March 2022 when properties for sale stood at 129, inventory also increased in March 2024. While, the months supply increased to 3.7 months in March 2024, Indian Trail remained a home seller’s market.

 

 

NEW LISTINGS IN INDIAN TRAIL INCREASED SUBSTANTIALLY

New listings increased 87.76% from 49 homes to 92 homes month-over-month. New listings were 33.33 % higher than the 69 new listings we saw one year ago in March 2023. March 2024 new listings were lower than what we saw in March 2022 when there were 120 new listings.

 

 

INDIAN TRAIL HOME SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Sales in March 2024 increased 29.41% to 44 from 34 in February. Sales were at their lowest level compared with March 2023 (58 sales) and March 2022 (80 sales). 

 

 

DAYS ON MARKET FLAT

Average days on market were flat at 39 days compared with the previous month of February. Compared with March 2023, days on market were 28 days lower this year (-41.79%). Compared with March 2022, days on market were 20 days higher this year.

 

 

LIST TO SALE PRICE RATIO UP TO JUST OVER 100%

The list to sale price ratio in March 2024 was 100.54%, up from 99.72% in the previous month of February and up from 97.8% in March one year ago.
