Indian Trail Real Estate July 2024 Highlights

Indian Trail real estate July 2024 saw home sales prices increase month-over-month and year-over-year. Sales declined from one month ago and one year ago. Days on market increased to 27 days after declining five consecutive months.  List to sale price ratio declined 1.25% from one month ago allowing buyers a small window of opportunity to negotiate on price. New listings increased month-over-month and year-over-year. The number of properties for sale in July 2024 also increased compared with one month and one year ago to its highest level since December 2022. The months supply of inventory (MSI) was 3.9 months in July, keeping Indian Trail in home seller territory.

INDIAN TRAIL HOME SALE PRICES 

Average home sale price in Indian Trail was $472,673, down 1.25% from $478,646 in the previous month of June. The average sale price improved 8.46% from $435,767 in July one year ago. The Indian Trail average home sale price in July 2024 was at its highest compared with July 2023 and 2022.

 

Median home sale price was $464,000, up 8.18% from $428,916 in the previous month of June. The median sale price was 16.73% higher than the $397,500 price in July 2023.  The Indian Trail median home sale price in July 2024 was at its highest level compared with July 2023 and 2022.

 

Price per square foot averaged $215 in July 2024, down 1.83% from the previous month’s $219 per square foot. Price per square foot was 3.37% higher than $208 in July 2023. 

 

 

INDIAN TRAIL HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in July 2024 increased 6.99% to 199 properties for sale from 186 in the previous month of June. Inventory was 21.34% higher than in July 2023 when inventory stood at 164 homes. Compared with July 2022, when properties for sale stood at 222, inventory was lower in July 2024. The July 2024 inventory was at its highest level since December 2022 when inventory stood at 208 properties for sale.

 

The months supply increased to 3.9 months from 3.1 months in the previous month of June. At just under four months of inventory, Indian Trail remained a home seller’s market in July 2024.

 

 

NEW LISTINGS UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

New listings increased 5.97% from 67 properties to 71 properties month-over-month. New listings were 9.23% higher than the 65 new listings we saw one year ago in July 2023. July 2024 listings were lower compared with July 2022, which saw 106 new listings.

 

 

INDIAN TRAIL HOME SALES DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Sales in July 2024 declined 15% to 51 from 60 sales in June. Sales were at their lowest level compared with July 2023 (67 sales) and July 2022 (78 sales). Nonetheless, July 2024 sales were at their third highest level since October 2023.

 

 

DAYS ON MARKET INCREASED AFTER 5 CONSECUTIVE MONTHS OF DECLINES

Average days on market increased 28.57% to 27 days from 21 days in the previous month of June. Compared with July 2023, days on market were 3 days higher this year (+12.5%). Compared with July 2022, days on market were 12 days higher this year. May 2024 days on market were at their lowest level since August 2022 when they stood at 19 days.

 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

The list to sale price ratio in July 2024 was 98.65% down from 99.9% in the previous month and down from 99.79% in July one year ago.
