Indian Trail Real Estate December 2023
Indian Trail home prices increased from one year ago and were relatively flat from one month ago. Inventory was at its lowest level since April 2023 and also down from December 2022. New listings declined a sixth consecutive month to their lowest level in over three years. December’s closed sales declined month-over-month and year-over-year. Compared with December one year ago, closed sales declined almost 52%. Days on market declined 10 days compared with the most recent month and 11 days from December 2022. List to sale price ratio increased to 99.99%. The months supply of inventory of 5.7 months is gradually pushing Indian Trail into a buyer’s market.

INDIAN TRAIL HOME SALE PRICES IMPROVED FROM ONE YEAR AGO
Average home sale price in Indian Trail at $457,584 declined slightly by 1.53% from $464,689 in the previous month of November. The average sale price was 2.59% higher than the $446,047 in December 2022. The 2023 December average sale price was at its highest level compared with November 2022 and 2021.
Median home sale price declined 2.22% to $440,000 in December 2023 from $449,990 in November 2023. The median sale price was 5.71% higher than the $416,220 price in December 2022. The 2023 December median sale price was at its highest level compared with November 2022 and 2021.
Price per square foot averaged $216 in December 2023, up 1.89% from $212/square foot in the previous month of November. Price per square foot was 6.93% higher than $202 in December 2022. This was the highest price per square foot Indian Trail has seen since 2021.
INDIAN TRAIL HOUSING INVENTORY AT LOWEST LEVEL SINCE APRIL 2023
The number of properties for sale in December 2023 declined by one home from one month ago to 154 homes. Inventory was 25.96% lower than in December 2022 when inventory stood at 208 homes. The months supply of inventory of 5.7 months is slowly pushing Indian Trail into a buyer’s market.
NEW LISTINGS IN INDIAN TRAIL DECLINED A SIXTH CONSECUTIVE MONTH
New listings declined 11.43% in December 2023 to 31 from 35 new listings in November 2023. New listings were 24.39% lower than the 41 new listings we saw one year ago in December 2022. December 2023 new listings were at their lowest compared to December 2022 (41 new listings) and December 2021 (48 new listings). This was the lowest number of new listings in Indian Trail in more than three years.
INDIAN TRAIL HOME SALES DOWN ALMOST 52% YEAR-OVER-YEAR
Sales in December 2023 decreased 37.21% to 27 compared with 33 sales in the previous month of November 2023. Sales were 51.79% lower than in December 2022 which had 56 sales. The December 2023 sales were at their lowest level compared with December 2022 (56 sales) and December 2021 (70 sales). December 2023 saw the lowest number of closed sales since January 2023 when there were 38 closed sales.
DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average days on market declined to 29 days from 39 days in November. Compared with December 2022, days on market declined by 11 days from 40 days. Compared with December 2021, days on market were 10 days higher in 2023.
LIST TO SALE PRICE RATIO INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR
The list to sale price ratio December 2023 was 99.99%, up from 98.19% in November and up from 97.47% in December 2022.
