Indian Trail Real Estate August 2024 Highlights
Indian Trail real estate August 2024 saw home sales prices increase month-over-month and year-over-year. Sales increased from one month ago, but declined from one year ago. Days on market increased four days to 31 days from the previous month and were five days higher than in August one year ago. List to sale price ratio improved from one month ago to 99.08%. At just under 100%, Indian Trail home buyers did not see much of an opportunity to negotiate on price. New listings increased a third consecutive month and were higher than in August one year ago. The number of properties for sale in August increased a fourth consecutive month to its highest level since November 2022. The months supply of inventory (MSI) was 3.58 months in August, keeping Indian Trail in home seller territory.
INDIAN TRAIL HOME SALE PRICES UP
Average home sale price in Indian Trail was $488,3302, up 3.45% from $472,008 in the previous month of July. The average sale price improved 7.25% from $455,300 in August one year ago. The Indian Trail average home sale price in August 2024 was at its highest compared with August 2023 and 2022.
Median home sale price was $455,000, essentially equal to that of the previous month of July. The median sale price was 3.47% higher than the $439,750 price in August 2023. The Indian Trail median home sale price in August 2024 was at its highest level compared with August 2023 and 2022.
Price per square foot averaged $208 in August 2024, down 2.8% from the previous month’s $214 per square foot. Price per square foot was 1.46% higher than $205 in August 2023.
INDIAN TRAIL HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH
The number of properties for sale in August 2024 increased 4.66% to 211 properties for sale from 202 in the previous month of July. Inventory was 24.12% higher than in August 2023 when inventory stood at 170 homes. Compared with August 2022, when properties for sale stood at 224, inventory was lower in August 2024. The August 2024 inventory was at its highest level since November 2022 when inventory stood at 226 properties for sale.
The months supply declined to 3.58 months from 3.9 months in the previous month of July. At under four months of inventory, Indian Trail remained a home seller’s market in August 2024.
NEW LISTINGS UP A 3RD CONSECUTIVE MONTH
New listings increased 7.04% from 71 properties to 76 properties month-over-month. New listings were 16.92% higher than the 65 new listings we saw one year ago in August 2023. August 2024 listings were lower compared with August 2022, which saw 97 new listings. August’s new listings were at their third highest level in 2024.
INDIAN TRAIL HOME SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Sales in August 2024 improved 13.46% to 59 from 52 sales in July. Sales were at their lowest level compared with August 2023 (80 sales) and August 2022 (67 sales). Nonetheless, August 2024 sales were at their third highest level since August 2023.
DAYS ON MARKET UP
Average days on market increased 14.81% to 31 days from 27 days in the previous month of July. Compared with August 2023, days on market were 5 days higher this year (+19.23%). Compared with August 2022, days on market were 12 days higher this year.
LIST TO SALE PRICE RATIO JUST UNDER 100%
The list to sale price ratio in August 2024 was 99.08% up from 98.65% in the previous month and equal to that of August one year ago.
