Indian Trail has fully recovered from the negative affects of the corona virus we saw in spring 2020. Year-over-year, home prices increased, while days on market decreased. Housing inventory is razor-thin with less than a one month’s supply of homes. Indian Trail homes are selling as fast as they are come on the market in about 5 days on average.

Indian Trail (28079 Zip Code) Real Estate Report

Indian Trail area (28079 zip code), which includes the towns of Indian Trail, Stallings, Hemby Bridge is without doubt a home seller’s market. Home prices increased by double digits over July 2020, as did closed and pending sales. Meantime, days on market and inventory dropped significantly year-over-year.

 

Average home prices increased 33.2% to $385,214 in July 2021 compared with the same month one year ago. Average home prices were up $10,000 month-over-month and about $96,000 year-over-year). Median home prices increased 36.9% to $376,575 year-over-year, with median home prices about $100,000 higher than one year ago.  Price per square foot averaged $166 (up $36/square foot), increasing 27.7% year-over-year.

 

The months supply of homes for sale dropped to 0.6 months (down 45.5% from 1.1 months in July 2020 and down from 1.5 months in July 2019). Inventory of homes also dropped 39.0% compared with the same month one year ago. New listings increased in July — by 10.8% compared with the same time frame one year ago. Despite the increase in new listings, inventory of homes dropped and remained low. Homes sell as fast as they come on the market.

 

Closed sales in July 2021 increased 23.9%, while pending sales increased 18.8%.

 

Average days on market were 5 (down 10 days year-over-year and down 3 days month-over-month).  Median days on market were just 3 (down 1 day year-over-year) in July.  During July homes listed for sale had 15.3 showings on average compared with 13.8 showings in July 2020 and 9 showings in 2019. All this speaks to pent-up buyer demand for Indian Trail homes.

 

At a median selling price of 103.9% of list price (up 4.5% from July 2020), Indian Trail home buyers should expect minimal room to negotiate, especially in Indian Trail’s hottest selling communities.
