INDIAN LAND REAL ESTATE SEPTEMBER 2024: WHAT TO KNOW NOW
Indian Land real estate September 2024 saw new listings decline month-over-month, but increase year-over-year. Inventory remained at its highest level in the past three years. With 4.38 months supply of inventory, Indian Land remained a seller’s housing market, inching towards a more balanced market. Days on market declined 8 days from one month ago, but increased 16 days from one year ago. The list to sale price ratio of 100.42%, kept opportunities for Indian Land home buyers to negotiate on price at a minimum. Median and average home sale prices were up both month-over-month and year-over-year. The number of properties sold declined from one month ago and from one year ago.

NEW LISTINGS IN INDIAN LAND DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
New listings in September 2024 declined to 83, down 17% from 100 in the previous month of August. Compared with September 2023, new listings were 16.9% higher versus 71 listings. Compared with September 2022 new listings (80 listings) in September 2024 were also higher.
INDIAN LAND INVENTORY FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
Indian Land housing inventory was flat month-over-month with 263 properties for sale in September. Compared with September 2023, the number of properties for sale increased 24.06% from 212. Compared with September 2022, inventory was up from 222 properties for sale. The September 2024 inventory was at its highest level compared with September 2023 and 2022. August and September 2024 inventory were also at their highest level in the past three years.
The months supply of inventory increased in September to 4.38 months from 3.84 months in August 2024. With 4.38 months supply of inventory, Indian Land remained in home seller “territory” in the month of September, inching towards a more balanced market.
INDIAN LAND HOME SALE PRICES UP
Average home sale price in September 2024 was $609,514, up 5.97% from $575,189 in the previous month of August. Average sale price was 8.76% higher than $560,443 in September one year ago. The average sale price in September 2024 was at its highest level compared with September 2023 and 2022.
Median home sale price in September 2024 was $562,500, up 17.8% from $477,500 in the previous month of August. Median sale price improved 9.91% from $511,792 in September 2023.
Price per square foot for Indian Land homes in September 2024 was $238, up 2.15% from $233 the previous month of August. Year-over-year, the September 2024 price per square foot was was 8.18% higher than in September 2023 when it was $220 per square foot. September’s price per square foot was at its highest level in the past three years.

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST OVER 100%
The list to sale price ratio in September 2024 was 100.42%, up from 99.53% in the previous month of August. The list to sale price ratio was equal to that of September 2023. Indian Land home buyers continued to see little room to negotiate on price.
DAYS ON MARKET DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
Days on market for Indian Land properties in September 2024 were 34 days, declining 8 days from the previous month of August. September’s days on market were 88.89% higher than in September 2023, which saw 18 days on market. Compared with September 2022, days on market were 20 days higher this year.
NUMBER OF PROPERTIES SOLD DOWN A 3RD CONSECUTIVE MONTH
The number of properties sold in September 2024 declined 11.76% to 60 sales from 68 in the previous month of August. Compared with September 2023, sales declined 6.25% from 64. Compared with September 2022, sales declined from 110.
