INDIAN LAND REAL ESTATE JULY 2024: WHAT TO KNOW NOW

 

Indian Land real estate July 2024 saw new listings decline a third consecutive month. New listings increased 15.28% year-over-year. Inventory declined slightly from one month ago, but increased 34.09% from one year ago. July 2024 inventory was also at its second highest level in the past three years. With 3.28 months supply of inventory, Indian Land remained a seller’s housing market.  Days on market increased by one day to 32 days in July 2024. Compared with July one year ago, days on market increased 14 days year-over-year.  The list to sale price ratio of 100.18%, kept opportunities for Indian Land home buyers to negotiate on price at a minimum. Median and average home prices improved  year-over-year and month-over-month. The number of properties sold was flat compared with one month ago and one year ago.

NEW LISTINGS IN INDIAN LAND DECLINE A 3RD CONSECUTIVE MONTH

New listings in July 2024 were 83, down 10.75% from 93 in the previous month of June. Compared with July 2023, new listings were 15.28% lower at 72 listings. Compared with July 2022 new listings (96 listings) in July 2024 were lower.

 

 

INDIAN LAND INVENTORY DOWN ATER 3 CONSECUTIVE MONTHS OF INCREASES

Indian Land housing inventory decreased 1.67% to 236 from 240 in the previous month of June. Compared with July 2023, the number of properties for sale increased 34.09% from 176. Compared with July 2022, inventory was up from 223 properties for sale. The July 2024 inventory was at its highest level compared with July 2023 and 2022.  June 2024 inventory was also at its second highest level in the past three years.

 

The months supply of inventory declined in June to 3.28 months from 3.38 months in June 2024. With 3.28 months supply of inventory, Indian Land remained in home seller “territory” in the month of July 2024.

 

 

INDIAN LAND  HOME SALE PRICES UP MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Average home sale price in July 2024 was $579,067, up 5.05% from the average sale price of $551,249 in the previous month of June. Average sale price was 10.61% higher than $523,517 in July one year ago. The average sale price in July 2024 was at its highest level compared with July 2023 and 2022.

 

Median home sale price in July 2024 was $536,000, up 1.13% from $530,000 in the previous month of June. Median sale price increased 10.52% from $485,000 in July 2023. The median sale price in July 2024 was at its highest level compared with July 2023 and 2022.

 

Price per square foot for Indian Land homes in July 2024 was $231, up from $230 the previous month of June. Year-over-year, the July 2024 price per square foot was was 10% higher than in July 2023 when it was $210 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST OVER 100%

The list to sale price ratio in July 2024 was 100.18%, up from 99.36% in the previous month of June 2023. The list to sale price ratio was equal to that of July 2023. Indian Land home buyers continued to see little room to negotiate on price.

 

 

DAYS ON MARKET FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Days on market for Indian Land properties in July 2024 were 32 days, increasing one day from the previous month of June. July’s days on market were 77.78% higher than in July 2023, which saw 18 days on market. Compared with July 2022, days on market were 26 days higher this year. 

 

 

NUMBER OF PROPERTIES SOLD FLAT

The number of properties sold in July 2024 improved 1.41% to 72 sales from 71 in the previous month of June. Compared with July 2023, sales declined 1.37% from 73. Compared with July 2022, sales declined from 96.
