Indian Land Real Estate December 2023 Housing Market Highlights
NEW LISTINGS IN INDIAN LAND DECLINED A FOURTH CONSECUTIVE MONTH
New listings in December 2023 were 32, declining 23.81% from 42 in November 2023. Compared with December 2022, new listings were down 36% from 50 listings. The December 2023 listings were at their lowest level compared with December 2022 (50 listings) and December 2021 (52 listings). This was the lowest number of new listings in Indian Land in over three years.
INDIAN LAND INVENTORY DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Inventory declined in December 2023 to 190, down 9.95% from 211 homes for sale in the prior month. Compared with December 2022, the number of properties for sale declined 8.65% from 208. Compared with December 2021, inventory was up from 151 properties for sale two years ago. The December 2023 months supply of inventory of 5.76 months was at its highest level compared with December 2022 and 2021. At 5.76 months of inventory, Indian Land has become more of a balanced market between buyers and sellers and is slowly moving into buyer “territory.”
INDIAN LAND HOME SALE PRICES UP FROM NOVEMBER, DOWN YEAR-OVER-YEAR
Average home sale price in December 2023 was $565,976, up 16.15% from the average sale price of $487,268 in the previous month of November. December’s average sale price was 8.03% lower than one year ago in December when the average sale price was $615,398. Some of this decline can be attributed to the price mix of homes sold in the most recent month, especially new construction homes.
Median home sale price in December 2023 was $490,000, up 2.96% from November’s $475,900. Median sale price declined 20.97% from $619,992 in December 2022. Some of this decline can be attributed to the price mix of homes sold in the most recent month, especially new construction homes.
Price per square foot for Indian Land homes in December 2023 declined 1.33% to $223 from $226 in the most recent month of November. Year-over-year, the December 2023 price per square foot was was 9.31% higher than in December 2022 when it was $204 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND REMAINED FLAT
The list to sale price ratio in December 2023 was 98.57%, equal to the ratio in November 2023 and December 2022.
DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Days on market for Indian Land properties were 31 days, down from 36 days in the previous month of November. December’s days on market were also lower than in December 2022 which saw 49 days on market. Compared with December 2021, which saw nine days on market, the DOM increased substantially in 2023.
NUMBER OF PROPERTIES SOLD AT THEIR LOWEST LEVEL SINCE 2021
The number of properties sold was 33 in December 2023 decreasing 35.29% from 51 properties sold in November 2023. Sales were also 62.5% lower than in December 2022. The December 2023 sales were at their lowest compared with December 2022 (88 sales) and December 2021 (93 sales).
