INDIAN LAND REAL ESTATE AUGUST 2024: WHAT TO KNOW NOW

 

Indian Land real estate August 2024 saw new listings increase after three consecutive months of declines. New listings increased 14.94% year-over-year. Inventory increased a fifth consecutive month to its highest level in the past three years. With 3.84 months supply of inventory, Indian Land remained a seller’s housing market.  Days on market increased by 10 days to 42 days in August 2024 from the prior month. Compared with August one year ago, days on market increased 27 days year-over-year.  The list to sale price ratio of 99.53%, kept opportunities for Indian Land home buyers to negotiate on price at a minimum. Median home sale prices declined from one month and one year ago. Average home sale price was relatively flat month-over-month and year-over-year. The number of properties sold declined from one month ago, but increased from one year ago.

NEW LISTINGS IN INDIAN LAND INCREASE

After three months of declines, new listings in August 2024 increased to 100, up 20.48% from 83 in the previous month of July. Compared with August 2023, new listings were 14.94% higher versus 87 listings. Compared with August 2022 new listings (91 listings) in August 2024 were also higher.

 

 

INDIAN LAND INVENTORY UP A 5TH CONSECUTIVE MONTH

Indian Land housing inventory increased 7.85% to 261 from 242 in the previous month of July. Compared with August 2023, the number of properties for sale increased 36.65% from 191. Compared with August 2022, inventory was up from 223 properties for sale. The August 2024 inventory was at its highest level compared with August 2023 and 2022.  August 2024 inventory was also at its highest level in the past three years.

 

The months supply of inventory increased in August to 3.84 months from 3.28 months in July 2024. With 3.84 months supply of inventory, Indian Land remained in home seller “territory” in the month of August 2024.

 

 

INDIAN LAND  HOME SALE PRICES MIXED

Average home sale price in August 2024 was $575,189, essentially equal to the average sale prior in the prior month of July. Average sale price was 1.86% higher than $564,683 in August one year ago. The average sale price in August 2024 was at its highest level compared with August 2023 and 2022.

 

Median home sale price in August 2024 was $477,500, down 10.75% from $535,000 in the previous month of July. Median sale price declined 9.24% from $526,090 in August 2023. The median sale price in August 2024 was at its lowest level compared with August 2023 and 2022.

 

Price per square foot for Indian Land homes in August 2024 was $233, up 1.3% from $230 the previous month of July. Year-over-year, the August 2024 price per square foot was was 3.56% higher than in August 2023 when it was $225 per square foot. 

 

 

INDIAN LAND REAL ESTATE MEDIAN HOME PRICE TRENDS

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST UNDER 100%

The list to sale price ratio in August 2024 was 99.53%, down from 100.18% in the previous month of July. The list to sale price ratio was equal to that of August 2023. Indian Land home buyers continued to see little room to negotiate on price.

 

 

DAYS ON MARKET UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Days on market for Indian Land properties in August 2024 were 42 days, increasing 10 days from the previous month of July. August’s days on market were 180% higher than in August 2023, which saw 15 days on market. Compared with August 2022, days on market were 28 days higher this year. 

 

 

NUMBER OF PROPERTIES SOLD DOWN

The number of properties sold in August 2024 declined 6.85% to 68 sales from 73 in the previous month of July. Compared with August 2023, sales increased 4.62% from 75. Compared with August 2022, sales declined from 105.
