York County, SC Real Estate Report: Q2-2020

York County remained a home seller’s market in the second quarter of 2020 with inventory and months supply of homes more than half of what it was in the same quarter in 2019. Lack of inventory, coupled with buyer demand exceeding supply, increased home prices in the second quarter and reduced the cumulative days on market. Lack of inventory also contributed to a decrease in closed sales.

York County Real Estate Update Qtr 2-2020Second Quarter 2020 York County, South Carolina home sales kept the county a seller’s market with just 1.1 months of inventory (down .6 months since the First Quarter 2020). York County includes the cities and towns of Clover, Catawba, Fort Mill, Lake Wylie, Rock Hill, Tega Cay, and York.

 

During the second quarter of 2020, York County experienced a drop of more than 50% in both inventory and months supply of homes compared with the same time frame one year ago. Days on market were 36 days, down 16.4%,  while cumulative days on market dropped 21.3% to 42 days.  Closed sales decreased 14.5% year-over-year, no doubt to a great extent due to the lack of housing inventory. Both the average and median sale prices of homes increased in York County year-over-year.

In the second quarter of 2020, York County saw a:

  • 3.4% increase in average sale prices (to $310,730) year-over-year.
  • 2.9% increase in median sale price (to $282,885) year-over-year.
  • 54.2% decrease in inventory of homes for sale year-over-year.
  • 14.5% decrease in closed sales year-over-year.
  • 56.1% decrease in the months supply of homes (1.1 months supply) year-over-year.
  • Days on market year-over-year decreased 16.4% to 36days compared with the second quarter of 2019.
  • 97.8% percent of original price received, up 0.4% year-over-year
