  • Average sale price of Matthews area homes increased marginally by 0.1% to $314,501 in February 2019 compared with the same period one year ago.
  • Median sale price for Matthews area homes in February 2019 increased 7.5% versus one year ago to $286,000.
  • Average days on market for property listings in Matthews during February 2019 were 38 days (up 8 days compared with one year ago). The February 2019 average days on market were 16 days lower than the previous month.
  • Median days on market were at 12 days in February 2019, up 6 days compared with one year ago. Median days on market in February were 8 days lower than in the previous month of January.
  • Average price per square foot was $131/square foot (up $11/square foot) in February 2019 versus the same period in 2018. 
  • Pending sales in Matthews increased 26.2% in February 2019 versus the same month last year.
  • Closed sales in Matthews increased 24.3% in February 2019 compared with the same month one year ago.
  • New listings in Matthews increased 54.2% versus February 2018.
  • Months supply of inventory remained low at 2.1 months, keeping Matthews a seller’s market overall in February 2019.
  • Median percent of original list price that sellers received for their homes was 97.5%. Little room for buyers to negotiate in the Matthews/28105 zip code in February.
